  1. I just picked up my new open trailer rig. I have enclosed also I was wondering if any of you with open trailer rigs ever put something to protect the hot water skid from wind & rain. I'm thinking of having a diamond plate sheild if front of the skid and curve it over the top, like a wind damn? What do you think. I can have my welder come up with something good, it will just be the front and top, but it will stop a lot of the wind & rain from beating on the skid. When I'm going down the road at 60-70 mph the skid must take a beating over time JL

  4. Could someone share or email me a sample liability release. I'm doing a job Tueday that I'll be cleaning grease that has been tracked through an entire asphalt parking lot, I'll be removing only some of the grease so there still is a chance of slip & falls or accidents The property is aware that I wont be getting al the grease up I want to cover my ass and have the property & hiring company pay for any lawsuits, fee's or settlements etc.should something occur THANKS Jeff

  7. This summer is slow...

    Mike, I've seen some good ole boy stuff around here, not in PWing but other areas. Hopefully the insurance requirements will take hold in your area as they are starting to here. I bid a parking garage at 16K which was at $.06 well the hoa prez has a freind do it for 6K they said they would let me do it if I could beat that price,. What a joke Ive seen the finsished product all he does is push the dirt around, no oil,grease or gum removal. I tried to get them to let me do a sample. Nope just want it for 6K or less. I could go in and do the same quality job as this bum and take the 6K, theres no way in hell Id do such sub par work. Some people you just cant educate I hope things tighten up around there and you get the work you deserve JL
  8. This summer is slow...

    Commercial I can and usually do make $150+ an hour but theres ways that you have to do it to make that money. I dont target resturants, they dont pay well. I do the money I do by volume and we still give quality work. I do some complexes say 30 buildings were I might only charge $300 a building now if it was a house the same size I might charge $500-$600 each, but we go in and will get 5-6 of these buildings done in a day for $300 each, thats with 2-3 guys and machines. Now we finish these 30 buildings in 5 maybe 6 days $9000 for a weeks work not bad, take out payroll taxes, fuel etc etc and Im still 5-6K in my pocket. Now if I only had one or 2 of these jobs every few months it wouldnt be worth it. Im not a lowballer, its a competitive market here and you have to go with the market. I do complexes or simular work close to 80% of the time. I could go target residential and maybe make more money per building/house but Id have to spend a hell of a lot more time getting that work, estimates all over, fuel, travel time all would kill me. For me to do 20-32K worth of houses in a month would be impossible I think. Now I go price a large complex and we are at the same job sight day after day. Now this cant be done as a one man operation, but I dont want a one man operation. Hell several days these past hot months I didnt even wash I had my guys do it and I went and did other things business & personal Now Im lucky that Im in the condo capital and a ton of parking garages too. Im trying to corner the market and I have a long way to go, but I can actually forsee some day doing $1,000,000 dollars worth of biz in say 6-10 years from now, even if I dont get to the 1 million Im pretty sure 1/2 mill will be within the next couple years, this year has been great so far Its all what you want. Yes a lot of these vinyl condo buildings are splash & dash, spray it on and rinse it off, But my splash & dash is the Cadillac compared to most companies around here. You give your customer what they want they will use you year after year. Pressure washing condos isnt rocket science but I'll be making about as much as a rocket scientist. Give the customer good, reliable, service that all the matters As for bank drivethrough you wont get rich but its steady work, I charge $30-$40 a bay with 3-4 bays per bank, but we will do 5-8 properties in a shift or less, easy mony. I have one bank I do 20 properties twice a year I do buildings and all sidewalks and drivethroughs and the every 3 months just the drivethrus, Its a sweet contract. But if I just had one bank property and only did the drivethru it wouldnt be much to speak of. Volume does help in this kind of work. I cant stand residential anymore , but if thats all that was around here, I'd target the hell out of it. For one reason, I never want to work for anyone else ever I love PWing JL

    This is a house we did the other day, well off neighborhood. House hadn't been cleaned in a few years. Other than the roof we did anything & everything that needed cleaning, house, 2 good sized driveways, patio area and several brick walls. This place was dity & very moldy. It was a good money job, the homeowner was amazed. My guys were pretty darn dirty at the end of the day The driveways were coated but you really couldnt tell one was a gray & one was a black with little white specks. The were real easy to clean, just didnt take good before & after pics

    Got to love it. I hate when I go to one of these rich house and EVERYTHING is filthy and they start to say, Oh just clean this & that and the rest isnt that bad. Sometimes you just want to grab them by their eye sockets and say open your eyes your place is filthy. This lady went for it all no questions asked, cool

    Proper insurance around here is becoming a big thing. Ive had several of my PM'scall and ask for my insurance cert and many have asked if I have Workers Comp and a few asked if i was covered under the comp, they werent aware I was a Corp. I've gooten a couple big jobs because I have the proper insurances and my competition didnt. Just in the past 6-8 months Ive been getting the calls for insurance certs. I asked a couple PM's why they are asking all of a sudden and basically they said they cant afford not to have covered contractor and they're dropping ones that arent, which is great for me

    As for certs and orgs I don't ever think there will be one that is recognized nationally. I almost dont care, my area I am going to just keep making every PM or company, business know that I am a professional. I will build my own reputation without anyones help other than referalls. I don't care what my competition does. I am just going to make a name for my self by offering great workmanship, good rates & on time service. Im just going to keep knocking & kicking on doors and use references to get through to all the PM's I can find. Its a challenge I enjoy pretty much I just did my $$$ #'s up to Aug 24th and I'm over $13,000 more than I did last year and I still have over 4 months to go in 2006 I figure go after the market in my area that needs me and that I like. I like condo complexes, towers and parking garages, so thats what I target. I'm not real thrilled going after residential its to time consuming in many ways so I dont go after it. I dont like wood work for a couple reasons so I dont go after it, Im not real thrilled about roof cleaning these days so I dont go after it either. I figure find out what your area needs and fill that service. So I figure within a few years I'll be the Pressure Washing King Of Myrtle Beach, all by myself and my employee's and just providing a good honest service thats needed I Love this Biz JL

  16. Is a 200 gallon float tank big enough ? Im buying a new rig it will have a 8GPM hot & a 5.6 cold running off a tank on a 14 ft trailer. Is a 200 gallon tank big enough to keep it going with a hose bib off building water source that puts out 5-8GPM Thanks Jeff
  17. How do I combat this?

    We've had a couple complexes that had the same issue about doing it from the ground . Ive offered sample cleaning and I ve given them 2 prices from the ground or from lift or ladder. One took lift , 1 took it from the ground and one we didnt get, give them options and show them the price difference and explain your safe procedure If they choose you doing it from a step ladder charge for it , its a PITA going up & down a step ladder. A lot of people think we are really PRESSURE washing so they think your going to blow the siding right off, explain you are back off the building and your chemical/building wash does a great deal of the work. Like I said a lot of people think your pressure does the work, I tell them the chem does the work. Most/many people just dont know. JL

    These columns had solid green mold at the base & backs and there was some rust stains that we took care of around the house I love looking at the finished product when a house is this dirty. The pictures dont do the cleaning justice JL

  22. Suggestions on which HOT PW to purchase

    Pressure Pros a good machine and the best priced. I have a 5.6 hot skidd and will be going to Florida next week picking up a new trailer rig with a 8GPM hot and 5.6 cold, I would of liked to get the 2nd 5.6 hot, just couldnt afford it now and with 2 hot machines I should be able to handle what ever come my way and now with three machines 5.6 or over we should fly through our condo work. I can always put a hot box on it later when I need it You just cat beat Pressure Pro money wise

    I wouldnt be using a boom lift to much $$$ for 1 roof. I'd climb & walk it and Id Xjet with my small 3 gpm machine to get strong enough mix. would charge them good it is a big PITA job good luck to you JL
  25. This summer is slow...

    Sorry some of you are slow. as we know August can be a slow month. I'm busy usually year round now and have work for my guys all through August althou it did slow from the busy busy days we've had all year. I go hunt the work, maybe you need to look at what your doing to get work, go back to some of the basics. Make the phone calls expand on your area, solicit neighborhoods you usually dont. I started seeing that August was going to be slow I called all my regular PM's and plain out asked them for work, Im honest I tell them Im getting slow and have some open time that Id like to fill. Ive had a few decent jobs that I wouldnt have had if I didnt make the calls. My area is better than most, but I see it getting slow I go back to the basics, knocking on doors and calling. Be aggresive and expand, if residential isnt doing it like it used to I suggest going after commerical and a wider area or demographic. I may get slow sometime real slow , I hope not, but I'll be knocking down doors if I have to Good luck to everybody JL
