yes 3yr toner or 5 depends on what you want to sell . drying or assistance with is the key. You have to take some risks to get a payoff!!!! tools , techniques and hard work = sucess for me. I want my customers to get great results but I am not caught up in being a technical "woodie " expert. They want me in and out of their yard too!!!!

the worst for me is a deck way up in the air with difficult access. Add in a gazebo and the price reflects the effort. Plastic on 2 levels and under the deck if there is a patio. Time is money !!!

Its your right to give me all the grief yo want... and my right to DO what I want and my customers PAY for. If you can explain how a satisfied customer and a repeat one at that has NOT been served well then be my guest. If you can tell me how for 17 years I have not learned a ding dong thing then have at it!!!

both the husband and wife said it looked "fantastic". thats what counts to me!! We did their deck at another house 5 yrs ago and they called us last fall for this house but we had shut down for the season. We will get the cleanup of the concrete around the pool when the cover comes off next month. We experimented with a few techniques that have paid off for us in time savings without sacraficing results. rules are made to be broken is all I will say. the results speak for themselves. a few more pictures

2 machines with 2 experienced operators ,highly motivated, and I must point out the right side was inside of fence only as neighbor stained his side. 18 man /woman hours . My wife and I have done p-washing for 17 yrs. and there is little wasted time. It was my birthday the next day and it gave me the day off so we laid down some boogity boogity!!!! seems like one or two jobs a season we need to test our metal . I couldn't do this every day let alone once a week. 3 hrs to stain since one side was inside only. one coat and a second quality control go over and look for evenness of stain absorbtion. I drank 1 soda and we skipped lunch to get it done. I fell asleep on the third beer when I got home!!! yeah we have a merrit on rt 32 . sounds like a good contract to have!!! stop in for a beer!!!

Dan, the most important part of the equation for success, after the marketing, the selling and all the bells and whistles is customer service. I cannot think of a single company that offers above and beyond customer service that is not highly successful. Look at every callback as an opportunity to show your level of commitment to your customers. That's the way you build a business. Everything else is just fluff.ahmen!!!!!

that floor is already comming off . if all you are pricing for is the floor to be stripped and the rest just cleaned thats an easy job. you may have to wash 2 times to remove the solid stain in some spots so price accordingly. the whole deck CAN be restored with deep pockets as some areas will need 3 dwell & wash cycles. I usually approach the customer with options like mentioned above. Solid color pickets , stringers , and frame with a semi trans floor and top of railing. that deck is restorable but it sounds like they want cheap. do the floor and walk away. it may not be the best solution but it is what they WILL pay for.

I was told of a formula for roof cleaning that needed 9% bleach + soap for the best spray and rinse action. The applesauce formula is simular so I need 12 % to start with to make it happen. I have done some roofs with 6% ( I get mine at food lion too) and vinyl brite and made money but I had to hit the roof with the pressure washer a little too hard for my taste. I backed the nozzel way off the shingles but I still need more power from the cleaner to go after more of this work. Yesterday I powerwashed a house and across the street there were at least 10 houses with black stains on the roof facing north. the home depot outdoor bleach has a sufficant in it as well as bleach. It is expensive but I can mix it 3parts water to 1 part and it is effective so I used 1/2 a gallon to do this house. I bought it for conveinence.

worked great at 3 to 1 dilution rate on vinyl siding and moldy painted surfaces. be careful of fumes . 3 parts water and 1 part cleaner in a pump sprayer is what I used

do you go to the namco in westminster / that is 25 min from my house. I have been using "outdoor bleach" from home depot that is bleach and sufficant for cleaning vinyl siding and some early porch cleaning this march. I use vinyl brite normaly for siding but the bleach is MUCH better at killing the mold. I too don't want to stock the stuff as I mainly do decks so I just buy convienence and price accordingly. I want the 12% stuff to make a mixture someone on this site told me about that was effective for him. I am emphasizing sales of paver cleaning and sealing this year to get the flat work but I still havent given up on roof cleaning since my territory is ripe for the picking. If I get the work I may buy in bulk for cost savings

I'm in Maryland and am looking for some 12% sodiumhypochlorite . any help? pool supply? I want to try it on a roof and I have switched to using bleach when doing siding as well to kill mold better than just vinyl cleaner.

the deck by the pool is VERY restorable! Repair the damaged boards and wash and stain. The important thing is the wood under all the grime( use of word for the site promo) the biggest thing is to paint the proper picture to the customer of what you can do for this amount vs complete replacement. I would see $$ on a job like that that can be as great a B&A picture as RPETYs

most of those can be repaired by un bolting the head and topping off the hydraulic fluid. I use brake fluid or power steering fluid . Not sure of the type you have but I am able to repair my caumpbel hausfeld cheap sprayer.

I don't even touch Alum. unless they are told oup front that it may need repainting!!! put the decision on them or you may be doing the job for free. removing the oxidized coating evenly is the trick. it can be done but the older the siding the greater the chance to hit bare metal. I carry sherwin williams A-100 white semi-gloss with me when I wash a vinyl house because the soffit and facia is usually alum. covered . Spot painting is one thing but I know of a company that was sued for washing alum sided house down to bare metal.

I got one of my favorite calls again today. Previous customer called to tell me to "do my thing" on his deck again whenever I can get to it. Threepeat for this guy. No balk at the slight price increase. Gotta' love it!!

I am seeking flat work this year in pavers. Last season I found a supplier for a water based sealer that gives a gloss finish to pavers. I hope to sell more of this type of work if I can. I have yet to try the product since it was too cold when I got my sample last year. Pavers are an untapped market in this area IMO. In Fla. they are a whole industry. Many of us do this work but I want to push it!!! Great to still feel the anticipation of the new season even after 17 yrs.

luckily I have been carrying over jobs from the previous yrs for the past few. Just waiting for some 60s to knock off a few small jobs beforre the big ones. daylight savings time helps me next week too.
