  1. Jordan you would be better served to state what size homes are they. Uptido houses or basic ranch or two story. Basic usually starts with 250.00 for 2000-2500 sq ft house 300 for 3K 350 for 3.5K ect,,,,Add on's = wax for another 25 to 50.00,,driveway for ?$?, gutters ?$? to add some F13. If it's high or dirty bump it 50.00 if it's high end people remember they don't want to hire the cheap guy,,they eyeball YOU and your pitch and composure. They want the higher end guy and have no problem dropping cash for it. But you better do a great job if you cater to these people. You'll have to figure out your demographic but dont low ball ANYTHING.


  2. My conclusion the only way to restore this type of siding is to remove all the oxidation - and the only way to do that is heavy concentrations of sodium hydroxide/TSP loads of brushing, multiple applications, and very high pressure washing....Run!

    And take advice from someone else. Never use high pressure on a house nor anything else in this post. This is almost criminal and not what I would expect from someone on this bbs.......plainpainter I can only surmise this was intentional because I know you know better than that for sure...You can't be that stupid and to try to cause this guy more problems is unconscionable.


  3. What size machine do yall have? I have a 5 gpm, with no proportioners on the x jet. I use average 12 gallons on a 2500 sqft. house. A 4 gal will use more with the same xjet. I put 1 gal 12%sh in it and a splash of degreaser for suds. Yall have these difficult recipes for your house wash. When we started we used bleach and laundry soap. Anything other than the bleach is overkill. use soap for suds, so it can stick. Dawn, Tide, or your local stores degreaser, it is only to help the bleach stick.

    The bleach is the active agent. If anyone disagrees let me know

    I think the SC is better at busting and floating the soil until rinse. I also use a squirt of dawn for xtra suds but still no preportioners,,uses more but it's only an extra gallon or three,,,one shot clean..


  4. MudDuck - I just got some simple cherry in yesterday and I plan on using the formula 3 gal SC, 2 gal water, 2 scoops of simple cherry, what would be a good amount of borax to try?

    Sent you a PM but I use about a scoop or two to the 5er. It's not toxic stuff and won't hurt anything. You can buy it in Wal M over in the laundry section. Mix well as it likes to cake up on the bottom of the 5er.


  5. I'll bet there is a second work area...my desk is sort of L shaped...

    An oil lamp would look nice on the desk...or maybe a lamp made from reclaimed lumber with a rawhide shade... Something really rustic to accent the floor....

  6. Yes Borax does work on spiders. No it wont damage plants. Its a natural mineral that repels bugs and in my experience doe's very well on spiders. It also enhances your soaps. I use it on every house wash. Also if your using a hot skid unit rinse with luke warm water and add some Zep car wax or some other type liquid wax in your rinse. Will give house a better look too and make it easier to clean next time.


  7. Got water in an outside electric socket one time. It was covered with a weather box but still got wet somehow. Killed the door bell and some hall lights in the house. Luckly the HO said it happened the last time someone washed too. It was a condo place and she called the maintinance man and all was well. Didn't try to "blame" me they just let me know and delt with it. Was elderly folks too. Got to love those "experianced" folks who don't think "I'm a victim' at first thought and just deal with the issue. Just wanted me to watch that unit next time I wash. All is good.


  8. Well - that's a very good reason why when someone asks you why it's so expensive - tell 'em it's close to $150 in chems alone!!!!!! Yea arguing with customers about what your cost is always closes the deal. Why hasn't EVERYONE ELSE thought of that. We're in business to pass off the costs to our customers. Really? I'm in business to make money! By closing as many bids as I can by keeping overhead as low as possible to get the bid and maximize profits. So what your saying is you could double your price and get it? If you can get that price why arnt you? Oh thats right it's the "low ballers" keepin ya down. From what I see here your losing business to smarter business men not low ballers. I could care less how much a gallon of bleach costs - or a gallon of paint - or a pound of concrete cleaner. It's all overhead, Again, you would if it ran your bid up beyond your market or cost you half your profit. You can't be that stupid. and if folks want your services - they either pay your price - or pay some other schmuck who will (GET YOUR BIDS OUT FROM UNDER YOU, and watch YOU) go into bankruptcy. Lots of "painters" out there with this attitude. I love bidding against you guys![/quote]

  10. On another thread it's 2.28 in Myrtle Beach...I asked her is that your price because you think I'm a competitor and you don't want to deal with me or what. She said no that was her "book price". I told the lady this was St Patty's day not April fools day...I couldn't even take her serious and laughed at her. That puts me at like 120.00 in SH per average roof!!! ONE ROOF!


  11. I know this topic is covered redundantly but as technology evolves this topic does. Doe's anyone have contracts and or estimate sheets they would share? I'm looking for something better and not really good enough on this putor to make stuff like that. Looking for house / roof washing, Deck resto and commercial flat work.
