  1. Hang in the Lance, it'll all work out..... the market for real estate is in the sellers hands now, its not a buyers market with the sky high prices, it'll level off and you'll be just fine...... everything in life is "peaks and valleys", same with real estate and business.....

    I bought a house for my dad to live at in Florida last year, and your right about the good ones not lasting, If one is located, there really isnt any time to think about it, if you wait more than a couple hours, it'll be gone....It took me 3 trips down there to hunt, if I found a good one on the internet, it was gone in a day or 2....was really stressful because I sold the property in VA and the old man had to get out.....but it worked out even though I had to spend more than I really wanted to. I bought in a new development from an "investor" that lives in GA, he bought it during construction, sat on it for a few months and sold it to me for a nice little profit......I figure about a third to half of all the homes being built there are being bought by people doing the same thing.....


  2. just as an example, I typed in our zipcode for the heck of it, this is a small single family house, 3 bedrooms, 2 bath, no driveway with a garage in the alley behind the street....... this is in a very good neighborhood in the city of Chicago, can you believe this is selling for $380,000.......!!! over a third of a million for a teeny-tiny house here....unreal

    Jeff, Im glad you started this thread, as I just learned something....see, we are now trying to re-fi our house and we'll be needing a new appraisal for our house, and while I was searching for an average house in the neighborhood, I found this one (the second picture) which is 2 doors down from me on the other side of the street..... cant believe this house is up for sale for $389,800.00....... you cant tell in the small pic, but the house is just the dark brown triangle, the lighter colored part is the neighbors house....what makes me happy is ours is bigger, driveway, taller, all brick etc etc..... we may have appreciated 100K in 2 years.....maybe our loan to value will dig us out of the hole... :cool:

  3. the Mirage is pretty nice......when we do stay at Harrahs, I like the sports book at the mirage better so Ill cruise over there across the street to make my "wagers".... never stayed there but gave them a bunch of money a few times, LOL.

    is there any competition out there for you? seems like there should be tons of PW work out there with all the tremendous growth....... we'd go there every month if we could afford it.

  5. My son is in the military and is heading to Iraq the 27th of December. My son is the third generation for the military. Thank you for your support of our troops and your prayers.

    Kem, 2 days after christmas eh? Tell the man to keep his head down, be safe, come home and thanks!! youve got a proud family history there!!!!

    I was second generation, the old mans got his National Defense Medal from Vietnam, got mine during Desert Storm and my little guy is saving the world from WWII to future combat with the PS2.... :)

    Rob....this time we stayed at the Flamingo for half and the Rio for the other half. we usually stay at Harrahs (great location). weve stayed all over the strip, but like to stay in the middle.

    I have (actually we both have) our own "get out of jail free cards" in our wallets. there nice bright shiny metal star shaped cards, LOL. and on certain nights those will even get us into the "fabulous" nightclubs to mingle with the elite people, like VooDoo, Ghostbar or the Beach (which is our favorite). Didnt do us anygood at Rum Jungle or Pure, but oh well, and those cover charges are HUGE....we need some LV metro "juice"!!!

    this trip was so we could officially "tie the knot" so we visited Elvis...was a riot.....

    we'll be heading back in april for the western national wrestling tourny...you have any juice at the hilton near the convention center?


  7. we just got back from vegas last week....we were there for 7 days (ouch). We're a week and a half late, but have a ball and stay out of trouble...check that, trouble is the fun part there, so, stay out of jail, thats a better way to put it....

    we go there 2-3 times a year......


  8. rubber air hose ROCKS..... I use the regular 3/8 polybraid for the xjet, but for the shurflo I switched from the poly to the rubber...way more flexible and doesnt tangle nearly as much, easier to roll etc....its obviously heavier and cant see a reason to use it on the xjet as I only have about 30 feet on that...... about a foot down the line from the xjet itself I have a QC, so after I apply the soap I just disconnect the line and rinse (if Im rinsing with the xjet of course)......this way I can move a lot easier rinsing without the hose dragging around.......


  9. Mike, have you ever run into a situation where even up close washing was not enough? I'm talking about where you have to break out the brush and actually break the dirt bond.

    Ken, yes I have had to brush......I also brush gutters, so the brush is out anyway. I dont brush everything, no way, no how, but stubborn areas if needed.

    and the quotes from the article are from a catalog, which is just someones opinions from a company, not right, not wrong, just something in print that is out there....


  10. This is a great topic.....

    The x-jet sure has its place, we've done houses that were pretty clean to begin with, just a bit of mildew and surface dirt which required nothing more than an x-jet low pressure soaping, dwell, low pressure x-jet rinse and the mild dirt that was there pretty much melts away. (and as nice as those are to run across, it almost feels like its too easy) on many days that is not a bad thing :) But there is no way the surface of the siding is getting as clean as if each row of siding was rinsed with a "fan" of water from a regular nozzle, at a better angle than from below, but like I said earlier, that isnt always needed. Don't get me wrong, I use the x-jet exclusivley plenty, but there are times (many) where that isnt the approach we use. We'll x-jet the soap, dwell and break out the regular wands (from extension, 10 foot, 6 foot, 3 foot) pop in the old 40 or 25 degree nozzle and rinse, row by row. If that is whats needed, thats what we'll do, in the grand scheme of things it doesnt take all that much longer anyway....longer yes, but not so much to make it really painful on the bottom line....

    here are some lines from a publication that many have heard before, just putting it out there for the heck of it-----

    "Splash and Dash refers to the person that splashes bleach or chlorine on the house, rinses and leaves. There are various levels of clean, and various qualities of work"

    "If you are working on a tall house, use ladders or an extension wand. Do not use an x-jet type nozzle because it will force detergents under the siding. To properly wash houses you need to pressure wash each row of siding and pattern clean. This cant be accomplished with an x-jet. An x-jet nozzle is great for the "splash and dash", but when using real detergent products it will force the detergent underneath the siding where it will emulsify (dissolve) pollutants and cause them to drip out over the siding later." and it goes on and on, blah blah blah.......

    these quotes certainly arent from the pressure cleaning bible, but the thread tickeled something in my pea brain and recalled this article, thought I'd "put it out there"........... and, whether anybody agrees or not, or does things differently isnt the point, just relaying what is in print. and if we can find it in print, homeowners can find it too. granted we're the professionals and some homeowner isnt going to tell us how to do our job, but perception is a big deal.....if it looks clean from the ground, is it clean 25 feet up? If you "educate" a customer that the "new way" is great soaps and an x-jet with no ladders or long wands needed, and you leave and the house dries looking good (from the gound) and he/she opens a window upstairs and wipes a hand across the siding and comes up with fingertips of grime, he'll be thinking to himself, "I knew that looked to easy"........

    This isnt x-jet debate, it falls under the thread title and question about weep holes and staining.....

    P.S. we use the x-jet a lot (wanted to clarify that, again)
