5385 sqft of concrete driveway and sidewalk. never cleaned, 12 years old, trees all around and its pretty dirty! How much would you guys charge for this job in your area for a good customer that gets you a good amount of work? Thats wash and seal. this is residential concrete. thanks for ALL the input. I know theres alot of different prices but what do you guys charge to seal per sqft and what would u charge for this job? thanks in advance!

to be honest i really dont have that great of equipment but i do have a 20k truck and the equipment to make things possible. Here is how i came about the pricing. washing-.14 per sqft sealing . 15 per sqft i am just using the thompsons sealer it going to cost me 5.5 cent per square for the sealer so i tripped it almost. total for the job. =$1550.00 before taxes does that sound reasonable? it did take us 10 hrs just to wash it but i only have a 3000 and 3.2 gpm pressure washer how does the price sound guys? thanks for all input! -
Hey guys before you give the noob a hard time i would like to say that I am just trying to learn so i can put forth a good effort and dedication to my work where as i know i am doing each job correctly! I currently run a landscaping operation and wanting to start an power washing operation because i am being asked by over 50% of my customers to do some washing. Here is my equipment. 2002 chevy 2500 HD New 2600 PSI troy built 7 hp. washer. I will be solo operation as of starting off until i get estabilished. Not looking to make millions just some extra income. I have done pressure work before now i just want to make sure i am right with the pricing so that i am competative and on the other hand so i do not cheat myself by doing it too cheap. here are some prices i have came up with after internet research. * fairly clean cement-.10 per sqft and $75 minimum *greasy cement.nasty-.15 per sqft. WOOD -.80 to pressure wash only -.85 cent per sqft to seal only -$1.45 to do both per sqft and $1 per linear ft on rails and spindles. Minimum of $150.00 Vinyl siding homes- fairly clean-.15 cent per sqft dirty-.17 sqft moldy/mildew-.22 sqft How does those prices sound? also when i apply deterent to the house do i charge by the square ft for that as well? OR do i only charge for the pressure washing per sqft?? thanks in advance!!!

what is the best way to put down the seal on the deck after pressure washing? the few times i have done decks i have used thompson waterseal honey color and i sprayed it on with a pump sprayer. how do the pros do it? -

new to the business and wondering how these prices look? i did a couple decks at these rates and made roughly $85 an hr after supplies. Power wash only-.75 sqft seal only-.80 sqft clean/seal- $1.35 per sqft for dirty surfaces up to 1.75 for mildew/green surfaces. railing -$3.75 per linear ft. this includes spindles and joints. Steps=$4.00 per step single or double benches is by the square ft. -

i used half quart of bleach to 1 gallon of water with a little drop of soap for the vinyl siding house. applied detergents standing on ladder then used 0 degree tip to rinse it off mildew and all looks brand new now! took about 3 hrs and a half! -

for the house it was vinyl. i used 16 oz of bleach to to 1 gallon of water. I used a ladder to apply the water/bleach and a drop of dawn. then i put on my 0 deg nozzle and stood a little way on the ladder and washed it all off pretty easy mildew and all! i done the house in about 3.5 hours! i covered all the plants with a tarp to ensure protection. -

i do have 2 24 ft box trailers for landscaping. I have 150 customers weekly basis and they all want me to do their power washing and average for each home is around $800x150 customers. i seen some info usng a ball valve to apply detergents has anyone tried this? -

today I finished up a 20x12 deck with 40 ft of handrail and 5 steps. going back monday to stain it. total charge is $800. Also we pressure washed a 2100 sqft 2 story house no scaffolings just a high pressure nozel and done that in 4 hours and made $550 including the cleaning of the gutters. we used 1 cup of bleach to 10 parts of water for the solvent and it worked great! so today in pressure washing alone with my little 2550 pressure washer made me $1,000 and my landscaping made me $2,300. not too shabby! -

thats the point noone around here offers pressure washing and sure i wouldnt care if you got a few of my full maintenance account for landscaping and lawn maintenance services. ' ' ... and no insurance @ all on power washing why would you need it? once i get a clientell of about 100k per year then ill worry about insurance lol i wouldnt have asked you qustions if i knew you were a girl pro wash lmfao -
have a 2500 swft house to do. 1.5 stories (about 18 ft of vinyl tall) what is a good detergent to use so that i dont have to do any scrubbing? also after i spray detergent and let it soak in can i use the high pressure hose and just rinse it off or will i need to get scaffolings and actually use the general spray tip up close? thanks from the noob

some of you guys are helpful(not many) and some of you are simply plain rude. I do have experience with pressure washing. Im not abandoning my landscaping business for this little pressure washing business trust me this is just something for some extra income im not wanting to get rich from pressure washing. I have 5 workers for landscaping and going to do the pressure washing by myself until i get it going steady. So far i have (2) 2500 sqft vinyl houses to do, 8 decks, and 5 or 6 large concrete driveways, (2) 1,000 sqft patio of pavers. like i said im not trying to get rich but i know i can make an extra 50k per year doing this. -

after doing some further research on these threads i have come to find out that i am going to charge $1.40 per sqft of wood with stain, where as i am going to apply the stain with a painters roller. i am going to charge $3.00 per linear ft for railing which will include the spindles (no sanding) 3 steps included with the price anything over 3 on steps will be $3.00 per step. is that realistic and profitable for me? thanks -

here is what i found on some pricing reasearch i have been going by. it says $2.50 per ft for handrails! that seems crazy to me! $0.75 to $2.00 per SqFt., $1.25-$1.50 per SqFt. for the average home. Add $50.00 for stairways (or $10.00 per step) and 2nd story. The Sq Footage is in the floor only, most contractors do not figure the railing separately. Second Method: $1.50 per SqFt. for first story, $1.75 for second story. Clean only: $0.85 per SqFt. Seal only: $0.85 per SqFt. Over 400 SqFt discount 20%, over 1,000 SqFt discount 30%, over 2,000 SqFt discount 40%. Lattice: $0.75 to $0.90 cents per square foot. Handrails: $2.50 to $3.30 per linear foot Undersides: $1.40 per sq. ft. Be sure to include all the square footage, including joists and supports. Sealers will generally cover 100 to 250 SqFt per gallon. Older surfaces may require two applications. -

i youtubed it and looked at some videos. the best i seen and the quickest way was with a wool applicator. the 2nd best i seen was with the air gun then follow along with a painters pad not a roll on brush. -

How much do you guys charge to clean and seal railing and spindles? i know you cant include that in with the sqft because the railing and spindles will vary from deck to deck... -

REMEMBER THAT WAS PRESSURE WASHING ONLY!! no stain....is that too high?? ...the detergent was zep from lowes cost $10 for a gallon and only used about a quart of it. -

it took me 1 hr to do what i listed above the whole thing. including some lattice which was really easy to do. how do you guys do your pricing? how much do you charge per spindle to pressure wash & stain? also the rails how much to pressure wash and stain? -

guys i just completed pressure washing a deck that is 9'x9'. It has 64 spindles, 5 double steps, 33 ft of straight top railing and 33 ft of straight bottom railing. It has a slight turn of green on the base flooring. It took me an hour and 10 minutes to do the whole thing. Here is how i priced it. 9x9=81 x .85=$68.85 $1 per spindle =$64 steps are 3 sqft so i charged 2.50x5=$12.50 on steps $1 per straight ft for the top railing and bottom railing is included.=$33 total-$178.00 in my books by using that method it seems a little steep for a deck that small how does the price sounds to you guys?? if you have any suggestions please respond i am trying to learn pricing here. it took me $3 in gas.
