    just center truck with trailer and back up until bumper hits hits trailer then pull for a few inches and you will be right on. just kidding I must have hit the bumper on my truck a hundred times. no dents though. I have just gotten used to backing up to it. normally i can put the ball of the hitch within an inch

    at the time it was all i could afford. I had equity from day one. lived in it for 2 years and made $20k off of it.
  3. I just trade house every few years. selling this one in one year, that will put me in it for two years, won't have to pay capital gains if I want to hold some of the cash that I get out. I cut the lawn and rock on the front porch. when I had my house built, i put all the hardwood on the first floor. I have done tile, concrete repair, drywall patch repair, paint, a little bit of everything. growing up I learned a lot from my dad while helping remodel our home. i also learned a lot from selling construction supplies for the last 7 years.

    get to know your competition, they may be willing to send jobs your way that they are unable to handle. thanks to jeff he sent me one a couple of weeks ago. which we are in separate niche's of the business but for fill in I will wash anything that someone is willing to pay for.

    you can get an fha backed loan for 100% financing. my first condo all i put down was ernest money when I signed the contract.

    I know you were not referring to me. I have also thought about doing what don does and run myself through a temp agency for the contractors that want myself included to avoid the large expense until I am a larger contractor.

    No its not misleading. I work mostly for general contractors. my insurance company sends the and insurance certificate that list all of my covERAGES with expiration dates and limits. Its all in black and white with nothing misleading. I think most general contractors want you to have it because that means they don't have to pay their insurance co. for that payroll amount. eventually i will have myself included. right now to have myself included is in the $4k ball park. when most people see my general liability limits they know that I am ligitimate. I never have had anyone other than contractors ask for insurance certificates.

    thanks for all of the kind words guys & gals. I have been pounding the pavement from about 7-5 for the last week and have some really nice projects lined up.
  10. I am in the process of negotiating some projects. there are three and the price for them will be approx. $20k each. what i would like to do is get all three. I was thinking of enticing them with a discount for all three projects if I can't negotiate my full price which is a fair market price. what i need to know from some of the seasoned guys is this. I am thinking of offering a 10% discount on all three projects with the discount taken on the last one. One is ready now, one in one month and maybe 10 months on the third. I just thought I would run it by some of you to see what you thought. I would just like to know that I had $54k in work lined up.

    That is about what I pay, with no employees, however, after my annual audit I get back around $475.00

    tim try looking in "heavy equipment trader" available at your local gas station. I saw a water truck in it last week. the same trader covers our area as well as yours. you could also check hertz equipment rentals website for equipment for sale.

    I have Helly Hansen raingear. it has held up really well. I wash in the rain as long as i can see and as long as lightning is not within 5 miles.

    you can clean it and tape it on one day and paint the next. pull tape as soon as you are done painting.

    another option is using "Multicoat Acrethane Sealer" which is water based. you could clean and put down both coats the same day. however this color sealer is like $50/gallon. I have used a lot of it on pool decks and it is really good material. At $3 a s.f. I think it sounds high. I can spray a knock down finish and coat for around $4.50/s.f. and only have less than $1.oo/sf in material. Also $25.00 x 4 = $100.00 However this is a small job so I would figure based on that. Something like this I would probably charge $2.00 s.f. some times I will figure a job by multiplying material by 4. I am in the middle of a job now that is 1,000 s.f. and I charged $2/sf to strip and $2/s.f. to patch concrete and paint. I have about $350.00 in material and if I send my part time helper out to finish paint I will have $100 in labor.

    drop the sealer, thin the first coat per directions on the can and you should be able to do it with 2 gallons of h&c acrylic silicone. which yyou should be able to get for closer to $20 gallon. you could also use durons tuff-top, dyco paints also has the same stain. lose pressure washing it. etch it with acid from a pump up and rinse with water hose. squegee all water off and return the next day and do both coats. this job should not take any more than a total of four hours.

  21. People in general

    since the bridge was already burnt, I would have told him what I thought. I was treated the same way once, told the guy what I thought very nicely, but in words that pretty much said a--hole. after that he listened to me and we ended up doing business. this was not pressure washing but I did not have anything to lose. should have told him if he had ever seen a deck done with good material that he would realize that it(thompsons) was not working as good as he thought.

    jeff you should have left a card at the wrong house with a note saying they had a freebie. you never know they may have other property.
  24. Has anyone encountered an OSHA experience?

    I have not but a good friend kicked them off of his job site. He had called for a complimentary visit and they did not show up. in sc they have one guy that handles complimentary visits. he comes out and points out violations that need to be corrected without fining you. if you have asked for one, until they come they can not fine you unless it is a life safety issue. so they showed up at his jobsite and he told them he had not had his comp. visit and asked them to leave. they left. it would probably be wise if you have a crew to get a complimentary visit just to make sure everything is in the order they would like for it to be.
  25. too much acid on brick

    Prosoco's Sureklean 800. what happens in this case is that the acid disclored the pigments in the masonry and that is what you see on the brick. the 800 will take that color off and leave it like it was before. One contractor that I work for Cleaned part of a building because I could not get to that particular section in time and they did the same thing. Most accidents with masonry can be fixed except for blowing out joints and cutting lines in brick. Which some of that can be masked or hidden sometimes.
