alternative to bleach on houses
yazbird8 replied to derekcaldwell's question in Residential Pressure Washing
The X-Jet is a great tool and I would never advise someone to ditch it....No more then I would tell a downstreamer to ditch their weapon of choice.....Seems to me there are much better things to be telling others to ditch when it comes to this trade....... alternative to bleach on houses
yazbird8 replied to derekcaldwell's question in Residential Pressure Washing
If I had the need to have a 65 gallon tank then I would agree with you, but we are talking about one house " In isolation"...Not a way of doing business. If you had three house washes this week and two deck clean/seals, would you still have a truck full of sloshing chems ?......I would not. It would be a waste...And the bleach would start to croak........Now if I was going to be doing 10-100 house washes a week then I would go with you.........Again it comes down to preferences..........It is NOT cut and dry........ Mike K, The pressure issue is a nill point also, if we are professionals.......My analogy would be that I can tap a thumb tack into styrafoam with a sludge hammer with a little finesse.............Maybe others can't, but I doubt it....lol Stephen Andrews Power Washing Home & Property Care & Maintenance -
alternative to bleach on houses
yazbird8 replied to derekcaldwell's question in Residential Pressure Washing
Mike, Your way wore me out just reading it....lol........If the house I am doing is going to need 10 gallons of wash then I mix up 10 gallons to start......I end up moving my 5 gallon bucket about 10 times with the short 6' hose....The jug gets lighter as I work anyways.......Plus when I run out the first time I get to take a BIG 3 minute break..........Hey, I'm worth it....lol.........A nice easy approach.......Forget the minutia of which is better.........The difference simply is not a drastic one......It's mostly a preference..................You still need to mix your chems...........Might I add in closing that the X-Jet has it's uses for me when washing a deck after applying my stripper.....Nice volume and low pressure...... Mike, Your reply does not answer "why" downstreaming is easier and better than X-Jetting.....I always thought either way was a good way.. Debatable ?, Yes....But certainly not cut and dry....More like a preference...I like the X-Jet... Simply "point and shoot". Except for moving the 5 gallon jug, and that is certainly no big deal to me, I like the X-Jet a lot....."I just need a longer line from the jug. My 6' line is 14' to short..............A simple trip to Lowes................ Stephen Andrews Power Washing Home & Property Care & Maintenance -
Hope you feel better soon Ken......It just goes to prove that we all need to practice thankfullness on a daily basis......Thankfullness for everything we have..And to realize that in the blink of an eye how fast it can all go away.................Senator Corzine from our state (New Jersey) just had a similar experience yesterday..................If you have loved ones, show them you love them...every day............... How was your season?
yazbird8 posted a question in Wood Cleaning & Restoration - Decks, Fences, etc.
How did everyones season go?....Did you make what you hoped to make?..I had two terrible months, a great month, and some ok ones...I hope everyone has a great 2007.... This job has a very large three level deck that was originally stained with a solid color stain (dark and medium brown). The Gazebo and Pergola were added this summer/fall, along with the stairs and railing work you see in the picture....I stripped the flooring on all levels of the decking with HD-80 and Rip-It....I used my X-Jet for the rinse....I feel more secure using the X-Jet on Cedar work. The stain I used was Ready Seal Light Brown.... I was over taking pictures yesterday and I plan on using this deck for post cards...The owners were ecstatic and have voluteered themselves to a photo shoot after the holiday season...That should help some....This job (almost) saved my season....lol.......Phewww !!...... Well.......it's 4 months later and the jobs are starting to come in nicely for 07... I have nearly as much work lined up as last year...and I haven't even advertised yet or taken into account the repeat business.....On another note..Can I get some feedback on using a Dual lance wand for the deck cleaning process as opposed to my use of the x-jet.....Can I get a show of hands on which makes more sense to use.....Rick P swears by his dual lance...Am I missing something?? Stephen Andrews Power Washing -
Yea, your a funny guy Rick...I like to make sure my mouth is empty of liquids when I sense that you're going to make one of your "Petry tangent points"...You got me good a couple times last year.......It's nice to be back.... Stephen Andrews Power Washing

Paint or Stain?
yazbird8 replied to PressurePros's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Seems to me a chemical stripper recomendation would be hard to give if your not sure what is on the deck. Especially from a photo...I would think the only 2 sure ways would be to do a test on the deck itself....Or if they had some leftover paint or stain still available in the can that would be best.. Best Method to Remove Loose Paint
yazbird8 replied to Jhignutt's question in Residential Pressure Washing
I had a customer this year who wanted me to prep his home so he could paint it himself..It was in pretty bad shape in a lot of areas....I told him up front that I would remove 80-90% of the loose paint but he would still need to scrape some areas a little bit as he was priming the areas.. I try not to make promises in these cases and I try to be up front on what to expect..I did tell him that the house wash itself would be stunning though.........I drove by the house lately and the owner did a super job painting it........
