Lance Question in Regards to Downstreaming

Buckeye, I use a duel-lance all the time over here in the UK, it has a 25% nozzle & I think a 60% nozzle low pressure tip. You control the lance via a handle on the side, (bit like a motorbike throttle) So when in the closed position, you just have the 25% nozzle flowing, twist the handle to open second tube and the other nozzle comes into play.The more you twist the handle the more water comes out of the second nozzle. Great bit of kit and saves changing tips etc. Roger -

Cheers Shane :cheers: Did a BDA maintenance wash followed by a citric wash. It will have to be restained at some point, but we are now getting what you guy's would call typical english weather, damp, and raining over night so no chance of this deck drying out for weeks, plus it sits over the river. -

Here are some before photos from a property that I am working on at the moment. Around 900+ square metres, along side the River Thames in Middlesex England. The garden is on about 5 different levels, so loads of machine moves. Manicured lawns, so having to be very careful with the chemicals. Owners are very happy with the work down so far, should have this finished by Tuesday evening.

Hi Rando I only used Sodium Hypochlorite 1:1 mix with a little soap. Moved the algae, moss, dirt etc, real quick. The dirt was really embeded,20 years or more owner tells me. Dwell time was around 15-20 minutes, just keep surface damp/wet. -

Some before photos of a clean I did today. York-Stone, at least 25 years old. Commercial property, Solicitors, got a call on Friday, that 3 clients had slipped over on the algae. Quoted job, priced agreed, cleaned, and a happy client. They also have a couple of other properties they want me to look at.:lgmoneyey

Hey James, hope you are well, The before photo's were taken at about 08:00 in the morning and the after at about 12:00 mid-day. I know the light is different, but also with getting the surface clean made the court-yard area brighter, honest. Still using the BDA mix on all wood these days mate, thank you for the GREAT advice. :cheers: Roger

Hello Rob, Many thanks, Cold machine, 11lts per minute, 3600psi, Honda 13 bhp engine. I only used Sodium Hypochlorite 2:1 mix with a little soap on this one. Moved the algae, moss, dirt etc, real quick, and gave the stones a fresh, clean look. Dwell time was around 15-20 minutes, just keep surface damp/wet. Roger

Hi Rick, Yes Lawyer is English for Solicitor LOL, we also have Barristers, and QC's (Queens Council) it all gets to much for me as to who is who.

Clean fence with a Shuflo set-up

I have at last put together a Shuflo pump system for pumping/laying down chemicals. So thought I would try it out on a fence clean & stain that was booked. I know it's not as exotic as some of the picket fences you guys get over there, This property is on an island on the river Thames, no truck/car access, so my p/w would have had to be taken by hand over a foot-bridge, (did a deck clean and re-stain last year at same property) so thought I would try a low pressure clean. Used 2:1 mix of Sodium hypo and a little percarb, dwell time 10 mins, and just used a hose (no pressure washer) to rinse off. Citric acid to neutralise. Allowed to dry out then stained. Owners happy and the shuflo system saved so much time, used to use a pump-up 5lt before. What a great way to do fences. Roger -

Thanks Guys, it has all been from the knowledge gained from this site that has helped me. Here are a couple more photo's of the main fence leading into the property. The panels are 6'x6' just a cheap mass produced type wood, but I think they came up looking really good. The summer house in the background, was stained by me last year. -
Hi Guy's Some before and after photos of a set of Teak Furniture I cleaned last week. Owners had Teak oiled and Teak oiled for the last 8-10 years without cleaning before hand. Needless to say they are very happy with the results of my clean.

Shane, Most of August was cooler esp. after the July heat-wave, in fact had some heavy down-pours in the London area flash flooding etc. Has not rained for about a week now, and it's 8:30 in the evening here and still about 70 degrees, for September? this weather just seem crazy at the moment, bring on the Indian summer to extend the season I say. Hello Dan, I did a BDA bleach bath, had to use a mix of 2.1 with some soap. Two applications as it was so dirty etc, then citric acid to neutralise. Allowed to dry for 48 hours. Hand sanded the furniture, 60-80 grit. Used Cabots ATO natural for the finish. Roger -
