Try simple cherry from Pressure Tek. It has rinse additives and works great, but sometimes it's hard to mix well.

I think you should sell the job to both owners or not at all. I don't see any way to not damage the other side of the fence and do it right.

I just wanted to thank Russ from Southside for taking a thorn out of my side today. Once in a while I would try to start my washer and all it would do was click. Sometimes taking a couple minutes to start. Got fed up and took it to Russ. He had it fixed in a few minutes and the best thing is that it was free. Still under manufacturers warranty.
