Removing Paver Blemishes: Rust, Efflorescence, Oil and Failing Sealer

First we treat all the blemished surfaces with our environmentally friendly, Seal N Lock products. We can safely remove most blemishes as well as leftover sealer from the surface of your hardscapes. Here in Tampa Florida the blemishes on pavers are caused from a variety of factors, molds, rust, efflorescence, oil stains and even the old sealer must be striped from the hardscapes in order to do a proper job in the Paver Sealing and Restoration Process.  

If new sealer is applied over those blemishes or uneven stones they will be accentuated. In fact those  imperfections will take away from the beauty of your hardscapes surface if they are not addressed up front at this stage in the Paver Sealing and Restoration Process.

Power Washing and Re-leveling Uneven Pavers

Next we have to do some detailed power washing! It is important to get an absolutely clean surface before sealing. We treat the hardscapes with a mold remover before pressure washing them. Pro Clean Tampa uses surface cleaners and the wand with a swivel tips to get the detailed deep clean we need. Our Technicians utilizes a thorough overlapping pattern with a focus on cleaning Paver Joints. While we clean the stone surface , we also wash out a portion of the existing joint sand.

Now that the stones are clean we can fix another unsightly aspect, uneven or sinking pavers. Nothing looks worse than unlevel or settling pavers. This is an excellent time to repair areas of your brick paver hardscapes where Settling is occurring. Its so important to the integrity and value of your hardscape surfaces to fix these areas immediately and what better time than during the Sealing and Restoration process

Re-Sanding The Paver Joints

After Power Cleaning and treating the surfaces of your pavers, we use a technique called wet sanding to lock sand down and pack the paver joints. Using a water hose we push the sand across the surface. This actually fills the joints with sand and packs it tightly in between the pavers. Afterwards using a leaf blower, we gently remove excess sand from the surface. This ensures the sand is fully packed preventing gaps in the joints as well as sand from being sealed on top of the stone.

Excess sand can cause sealer failure and looks sloppy when sealed over the surface of your hardscapes or not properly installed in paver joints.

The Seal N Lock Paver Sealing And Restoration System

Pro Clean Tampa uses The Seal N Lock System which is a fantastic product line. Seal N Lock is manufactured and based here in Tampa. Their products allow us to Clean, Sand and Seal in one day so there is no down time or a need to let the paver dry out before applying.

 We can use dyes to customize and rejuvenate the color of your stones. We can also customize and enhance the color of individual pavers or larger areas to fully restore your pavers to your desired color. In addition there are also non-slip additives that can be added directly to the sealer for application around pool decks or otherwise slippery surfaces.

Now that we are down to the nitty gritty and ready to apply sealer, it’s important to note that while the process may seem pretty straightforward applying sealer can be messy. The last thing you need is a sloppy job as over spray can be a nightmare to clean off surrounding structures and surfaces. THE FLOOD COAT: THE PAVER SEALING AND RESTORATION

Using an electric pump designed to apply this product effectively, we begin sealing with what is known as a flood coat. This 1st coat is designed to flood the pavers and allow the sealer to seep into the joints and “stabilize” the sand making it as hard as a rock. At this point we will allow the first coat to set up and in certain spots we will use a leaf blower to move heavily flooded sealer around so that it soaks in properly.

THE FINISH COAT: THE PAVER SEALING AND RESTORATION

After the first coat sets up, we then begin applying top coats it may only take one top coat to bring out the pavers to their full color and shine. In some cases stone surfaces can absorb more sealer in certain places, than in other areas. This may require additional top coats to bring out the desired shine.
