It shows a dishonest, cheating, lazy business person. They deserve to be held to the same laws that I abide by. Its my property and it was stolen. If someone walked off with your pressure washer you would call the cops and have them arrested. No difference here, just intellectual property. The text and keywords on my site are responsible for probably 50% of my leads which is infinitely more valuable than a piece of equipment.

I think if you're gonna go through the work to strip the floor again and sand off the solid, I would try and go with a semi-trans of semi-solid at the least. If you're just gonna do another solid on top I wouldn't waste time sanding it down except to remove anything thats loose I prefer orbital sanders with a 40 grit paper, no finish sanding. Belt sander will work good, but its much easier to leave marks, and those sandpaper drums are way more expensive. -

Behrs the first thing that came to my mind as well I'd say make sure you get it off the floor. Strip it again heavy mix (8-10oz if you can dissolve it), spray on, use a stiff brush to agitate it, keep it wet with more stripper, keep agitating it with the brush, pressure wash, and sand sand sand when it dries. Forget the rails its a waste of time. Try and convince the customer on a two-tone and go with white rails. Wash them to get any dirt and mold off, sand/scrape any loose stain on the rails and put on two coats of a solid color white stain. Thats a big deck to be stripping a solid on too...good luck man -

Try out the suttner easy pull gun. I have carpal tunnel that flares up from time to time so that gun is a much appreciated rest on the larger decks -

simple answer: If the deck has no stain on it you clean it and stain it if the deck has stain on it you strip it and restain it -

Does it have railings How many steps/how high off the ground? We dont apply homeowner purchased products either. If it comes out looking terrible the homeowner blames you. -

Wow thats awesome if it can take a gushing rain like that. Especially when we get those huge drops its nice that it doesnt even get the little drop marks in it -

You dont really see the neat color differances or the richness with that stain, but if its longevity they want that still looks pretty darn good for 2 years wear
