Knock them down when dry first. Then do an annual cleaning to control them.

The prices for house washing have come down or have stayed the same for the last 10 years. I had less competetion 10 years ago? Mr Orr is in line with what I see or less. Two many Part timer's working for 40 bucks an hour even in my state CT. People are willing to shell out a thousand more to do a deck but not 50 dollars to do a wash? I see less competition with the 600 to 800 house wash ( they want experience).

Mold under finish
James replied to bigchaz's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Many time's you must bleach after stripping then nuetralize. If it's an easy strip I combine both. -
Engagement Ring, Wedding Ring, and Suffer Ring !!!

Precarbs must be kept wet for them to work Pecarbs are a good starter product for wood without a finish thats over3 years old. It darkens all new wood so you have to brighten. On wood 6 months to 2 years it doesn't remove the grey degradation because the wood hasn't degraded enough. So you have to buff the wood to remove the fir balls. Learn to use bleach and NOAH while starting with precarbs

Problem with a deck
James replied to Veren Pressure Cleaning's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Experience and millions of sq inches of cedar decks done. Look at the difference between the screw heads. No splits for one on the cedar wood and I can tell by the grain, color, size. shape and the Don knots. You need to get oil around the scews to stop the rusting and tannin problems. It can be controlled not stopped. -
thats a pretty easy roof to walk on use a little pressure.

Problem with a deck
James replied to Veren Pressure Cleaning's question in Wood Cleaning & Restoration - Decks, Fences, etc.
That's cedar. Stronger mix then use an oil like Ready Seal. It will stop the rusting for awhile. -
Thank you very much!

This year 90 percent of my Biz has been from past customers and regular maint's plan's I have set up. Most from the Deck Maint.plan's I created 10 ? years ago. I have done a couple of house maint's (cedar) this year(nothing better) and many complete redo's of decks with house washes. This means no advertising, the customer knows you, no price problems , less product costs, and great referals from a network of happy customers. My phone doesn't ring as much but when it does it's high end work. The last couple of calls have been from my old window cleaning clients. All pre qualified. Just do great work and word will get out!!

Is increasing Price after quote right?
James replied to mobilemike's question in Residential Pressure Washing
You do not need a lift when a ladder can be used or a long pole and a brush to knock them off. -
That's pretty nice Ken !

Mahogany wash-out
James replied to yazbird8's question in Wood Cleaning & Restoration - Decks, Fences, etc.
I here earlier Ken! Yaz, I gave you my cell 203 558 0968 easy fix. Mahog is the best wood to maintain so don't fret and watch the weather. RS and rain is not good for cedar or hardwood s for about 24 hours. Depending on many factor'oh's. Age of wood, type of wood, if you have a wood and go home for some wood time. Give me a buz or 203 754 4284 now! -

Black Spots on Wood Decks
James replied to Mike Hilborn's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Kevin, I have been dealing with the issue in the real world and not in theory. This mold evolve's from continUos wet conditions that do not dry out. Last year it rained 4 four months straight and in the fall. I have a job that I'll post that had a green film on the deck and roof. And the Ken Fenner black Spots. I have dealt with this mold over the years after rainy seasons and wet area's ( that do not dry out). Every time I see the mold now. I tell the customer he has the ("Ken FENNER") Algeay-zar a terrorist mold...... -
Clear WTW on cedar playset?
James replied to ACSTravis's question in Wood Cleaning & Restoration - Decks, Fences, etc.
I buy clear so I can cut product and I use it! Woodrich might be a better solution . It takes a while to get any penitration on new playscapes.
