Hey Scott, I wasnt talking about you when i mentioned standards, I was talking in general, plus i really didnt think you were really offering or going after my PM's Nothing i said was directed at you and sorry if some how you thought it was. Sorry I didnt call, but I never considered in this thread or anytime subbing the work out to you or anyone, like I said sorry if i gave you the wrong impression. But like you said I probably couldnt afford your daily rate

Oh Scott LOL I just dont want to sub, because I dont want another company close to my PM's, plus i know how I want things done and others may not be up to what I want or even care since its not really their job

I'm leaning in that direction, just getting what I absolutly need. Its not a vanity thing, I just like new because I am not a mechanic and I just dont like used. My luck It would die in a month The one reason I want another is to hire another emplotyee and be able to do more work in less days and not pass up on thousands of $$$$ of residential, Plus I could cut down on some of the overtime I think I'm talking myself out of 34K and something that makes better $$$ sense to me

Not just on the 15K job, Im running 5 guys now and we are doing 2 good sized jobs every week up well into July. We are doing 10-18 K a week and have more jobs in the final stages of being OK'd plus still have PM's calling for smaller $500-1500 jobs and thats with turning away a ton of residential. I'll hire a new guy and will have the new setup for backup also Im not subbing, i just dont want to. ] Im just having a hard time justifing 30+K. I'm trying to talk myself into and out of buying what I'll probably need more in the future than what I need now

Alright thinking out loud for some of you good businessmen that are good with figuring the $$$. I have to get somekind of set up pretty quick, I'm looking at the new van with one hot water setup and maybe a cold. We are talking around 32K- 34K total, plus added insurance etc. I dont have the liquid cash now and would be putting down a total of about 5-7K cash on van and finance and 2+K on rig and lease the rest OR I could set up a small trailer that I have and put 2 cold portables on it and I can leave trailer at my house and roll off the 2 portables each night..cost less than 6K and I pay cash Can I afford the van set up.........Yes, but its a lot of money and I just dont think it will be used 6 months out of a year for now. Plus it adds to my bills quite a bit I know and I run a business, pretty scary huh! Monety decisions alway have me wondering and yes a little stressed OK Jeff

I looked at Ford Extended Van 5.4 lt, pretty much stripped down. They want $23,900 . Man I'm just having a problem, I know this set up what ever I get will probably sit around for 4-6 months a year, I need it now but probably dont have enough biz to keep it up and making money all the time. As it is now I have 5 machines and 5 guys working, if I have any problems with equipment I dont have guys working and wont be able to keep up. The van & PW set up, lots of money. The van isnt my ideal setup, I just dont like everything in a van with no room and all the fuel & chems, but it does save me from looking for larger warehouse, I dont have to keep it in my home garage and my HOA wont bi*ch Damn I wish i was rich Sorry just thinking out loud

If I was to get a van, what would be the best way to set it up?? Should a Have the machine(s) at the back doors with hose reels. I'm thinking about the exhaust/fumes. Should I extend the exhaust pipe and put it out the floor? water tank A lot to think about in a little time. I got to get something up and running i a couple weeks or by tomorrow lol

You know that might not be a bad idea Scott. I really dont like the thought of working out of a van (due to size) BUT then I could park it at my house without breaking any HOA rules in my neighborhood, I wouldnt need larger warehouse. I wouldnt worry as much sending a newer employee with the van compared to a truck with trailer Vans are just to small, but as an extra setup or backup and then eventually I could get the rig out of van and put it on a trailer and pull it with the van I'd love a good sized box van set up, that would be cool. Except that probably wouldnt fly with my HOA Thanks Scott, you got me thinking about a van. Now to just try to find a van....new or used???????????

Both my trailers have 2 machines in them, plus each trailer carries a 4gpm as back up ( well one 4gpm is now being used too). I was thinking of adding another 5.6 cold to one of them, really wouldnt fit, but also my tank wont be big enough to keep them supplied I dont really mind spending the $$$ for a trailer but then I need a truck too One of the biggest things is I got my 2 great guys and they can pull trailer, but my other 3 guys are real new and I just cant trust them yet with pulling my equipment around I know I'm going to get a 5.6 cold at least, but I just dont know about how Im going to get it around

Target Property Management companies. Many of the hacks, fly by night, beer money guys cant get to PM's. Around here now a majority if not all PM companies are requiring GL Insur & Workers Comp.. A few years back 1 or 2 would ask for my papers, now even the ones i do tons of biz with still require me to furnish my Insur certs. also many/most are requiring Workers Comp , not just GL. If you are not an S Corp I know some PM's that are requiring the Sole Prop & LLC's to show that they have WC on themselves. If I had to get WC on me, my rates would be way up there Start targetting the PM's and dont stop. I do it all the time and yes sometimes it takes a long time to ever hear from them good luck Jeff

I could bring someone and introduce as my manager of biz and probably still keep a good deal of the relationship/work but maybe not all

I sure wish I had a Herscel working now You are right. Mostly the only contracts I have signed are per job. There is no guarantee or real way to have them on a multi year contract. I have properties that clean when they need, want or can afford it. I do have a few that are on maint. contract, but its not a binding contract except for the $$$ amount Were's HERSCHEL, I want Herschel Interesting stuff!!!!

My problem is if I buy another trailer rig, I now will have to borrow my bro in laws truck, my warehouse only fits our 2 trailers so I'd have to put in my garage at my house which is why I got the warehouse I hate having the stuff at my house with the kids and I cant leave it outside, plus when we slow, we might have months that we dont need it Mostly the storage and having to get another truck, insurance etc etc. sorry for the whining, its better than whining I dont have enough work JL

You know, I did a self impossed ban on myself talking about politics & religion on TGS or any BB for 3 months, got about 2 months to go. I figured I talk, debate & argue to much about it here. So I figured I should just shut up about it for a while and not bore people or stop upsetting all you right wing Bush loving nuts (oops I slipped a little, LOL, just having fun). I actually enjoy debating my points about politics but when it comes to religious dabates or talks on TGS, it always seems that I am being the Devils Advocate. I dont like always questioning what people say about God, but I do have questions and always have leaned towards evolution. So thats why I always sound like the Devils advocate. I'm really not, I just not that great of a Christian as some of you may be, but I do love & pray to God often Ok.what the heck is the point to this post, you ask? ...Well I was out in my garage (3:30 am) having a cigarette. I was kicked backed in my smoking recliner, with my feet up and as I do often when I'm alone out there, I was thinking about stuff. I think about biz, family, my dad, just about anything. I dont know why but out there I always talk to my Dad who's passed away a few years now.. I know a little weird, but i miss him and I can feel him when Im all alone in my garage. I talk to God and ask him, to take care of my dad and my family. OK OK THIS IS THE POINT OF THIS POST, This morning while Im out there. I was just kicking back and thinking about my wife and I looked up and THANKED GOD. WHY????? Because my 5th Wedding anniversary tomorrow. AND I'm one of the luckiest men alive. I am so blessed and even thou I guestion God sometimes and i may not make it to heaven when my time comes. There is a God because he put my wife on this earth. Many of you know my story, How I was a little crazy for a good part of my life, how I've had fun over the years and yes how I wasted some years. How I was in a work accident in 96. Well from 1996 - almost 2000 I was drifting through life & some pretty bad drug use.......blah blah blah I came to Myrtle Beach because my Mom & dad retired here and I just wanted change and with the love of my parents, who over the years I put through heck & back sometime and also had some wonderful times. They helped me by letting me move here and gave me time to get away from the bad things in my life......Thanks Mom & Dad Well I came here I didnt want to work hard I had some money and I knew I'd be getting a lot more from my work accident. So I took a job as a night security gaurd at a local resort, but I didnt have much going on, so I worked 50-70 hours a week at it and i strated a little PWing on the side. I went out to the local bars, got used to my new town met some people, but one person i met was Michelle. I also met Donna who worked at the resort. Michelle is Donna's daughter. Then Michelle told me her sister worked at the resort and she told me who she was and I knew her a little to say hi. Her sister is LISA (my wife). Lisa was a hotty and now that I knew the rest of her family, I figured I should get to know Lisa better. So over months we talked, she was in and out of a long bad relationship. well over time I started to really like her and in the back of my dirty mind, i started thinking hey i'd like to do her( I know I'm a pig). Well we over time just enjoyed talking to each other we both worked nights and we'd spend 15 minutes an hour and sometimes hours talking when it was slow. Now I'm 39 at the time and Lisa is 21, so Im thinking theres no way she'd date me, so i just kept it smooth for a while, I still saw & talked to her mother and sister often but some of my talks with Lisa were more and I noticed we both were flirting quite a bit. So I asked if her & here sister wanted to go out and we did and it was great. So great that we are now married for 5 years. Let me tell you about my wife, we may have 18 years difference between the two of us but we are so much alike. My wife helped me and she didnt even know it. I was missing so much in my life and she gave me something to look forward to ....Her!!! My wife is a great lady, she puts up with me, she gave me 2 totally beautiful babies, which between the babies and my wife have given me so much drive in making my business grow. the 1st time I put my arm around her and her tiny waist i knew I wanted her. Hey we dated and ya it was nice to have a beutiful young lady with me every where we went. I remember we were on vacation and on Bourbon St , New Orleans, we were drunk as can be walking down the street and many guys and a few girls were checking out my wife. we were dressed to kill. Well this one drunk guy said " Damn mister how'd you get her" then another minute late another guy said "you're a lucky guy" I knew it, but my wife made me feel like she was the lucky one. Well its 5 years of marraige and my wife has gained a few pounds , but she looks hotter than ever. My great luck the pounds she gained is in her new nicely shaped butt and hell her bust has only gotten bigger.COOLLLLL!!!!!!! We talk, we laugh, we listen to each other, we enjoy and love our children so much, we can lay around and just do what we do and we both still just love each other so much. She tells me often how she never dreamed life could be like this, so good and to be so lucky we met and are alike. I like hearing it. Today I'll be ordering a dozen roses, so I can take them to her work tomorrow. She loves Roses and she loves it when i bring them to her work so the other girls see me bringing them in, she's like little girl, she gets so excited. Good part of the day, I'll go get her a few other special things, a day spa certificate and maybe one or two other things..........oh Yaaaaaaa some lingerie, yahoo. We will go out saturady night and celebrate,Michelles taking the kids. I know we will have a GREAT time, because we always do. So I was out in my garage at 3:30AM and I looked up and I thanked God for giving me my wife and my beautiful life. I am the luckiest and most blessed man in the world. Thank you God and HAPPY ANNIVERSARY to my most excellent wife... LISA.. the girl of my dreams Sorry, you know me and some of my post, babble, babble, babble, just felt like sharing. Every job we are doing is PM work, its condo complex after condo complex. I've been passing all my residential calls & jobs onto a local PWer Thats a lot of my worry with subing is someone screwing up a big job

I hate subbing PM work out, I want the money. I really cant put off the other jobs, they want their stuff cleaned too. Know whats crazy, I dont even have time to build a trailer. I might buy, it wonnt hurt to have extra Got to love it, end of this month I crowning myself the KING LOL what a dilemma

I can rent 4gpm machines all i want, but they just to slow. there is one 5.5 at sunbelt but it isnt even set up right no tank and they have quite a few problems with it. Its almost $400 a week to rent and need it for a few weeks at least , i might as well pay another $1000 or so and buy and own one
