  1. 12% Bleach

    Xstream what kinds of home surfaces are you cleaning and what are you cleaning off those surfaces Your from Alabama so I would think its just mold, mildew and some dirt. You shouldnt have to get closee to any of the house surfaces really that much. If you use 12.5% or any type of bleach with soap you should just be able to apply chem thru Xjet or Chem injector let chems sit on surface for a couple/few minutes and then sttand back and rinse surfaces flood it from a short distance and you should have a clean surface. In southern states its bascally 1)prewet area 2) apply chems with bleach 3) Rinse well You dont have to use high pressure and you shouldnt have to be real close to surface to get it clean. If you get close with pressure theres a chance of damaging surface if you arent experienced If that product your useing isnt working change products Try 12.5% & some dawn in a 5 gallon bucket If you have a 4 GPM machine or less if Xjetting put 1 to 1 1/2 gallons 12% several oz's of dawn and apply IT WILL CLEAN most home sidings TRY IT Good luck JL

    Richard Im always up weird hours, its when I do alot of my office work. As for throwing up chems. You dont need to throw Oxalic, this is something you very rarely need except when doing rusty concrete or wood deck restoration As for bleach The MAIN thing you have to remember especially as it gets warmer out is that you wet down surrounding areas. WET EVERYTHING, plants shrubs etc. Believe me if you keep things wet and apply chems, then rinse EVERYTHING again you'll be just fine. You dont have to drown everyting just keep it wet then rinse and move to the next area. If you should spill some of you mix with bleach, just soak the area and you'll be fine Good luck JL

    Hey Xstream, house wash mixes can be very basic. Some use 12.5% and a soap. rinse aid & wax other use just 12.5% and soap. Many use inexpensive soaps, Dawn, Tide etc. and other use Soap /surfacterants like Citra clean Barlox or others. They all work On vinyl houses I use 12^ & Dawn its simple & cheap and the dawn is a rinse aid windowss come out spot free. In a 5 gallon bucket for a machine your size you can mix 2 gallons 12% and sevearl oz's of dawn and the rest of bucket fill with water, you dont have to be exact measurements, this is useing Xjet. If your cleaning mold & mildew and some dirt and maybe some webs , bleach/12% & soap. You can check out RPC product they have soaps, waxes & rinse aids. The Xjet is how I do all my washing. Those arent tips they are porpotioners for getting different ratios must PWers never use them. You do your ratios as you mix. You dont need the porpotioners(sp). Black streak on gutters use RPC Gutter Shock or other simular product and brush it on. House wash mixes are easy and to get some experience with your Xjet & machine do your house your families homes. Im telling you your 1st few homes you'll take longer and may be nervous, but really theres nothing to it. 3 steps Prewet surface area to be cleaned Xjet house wash mix Rinse well Good luck JL

    I think its agreat idea for your web sight. I dont like the font style at the beginning, not bold enough i think you should do your logo at the start of it. Most of the font colors in the sentences were to close in color to the background pictures couldnt see all the words to read them. Also some of it was to fast not enough time to read it or see some of the pics. Just trying to be helpful no offense I know you'll tune it up and it will be even cooler Great start & idea JL

    I think Steve has lost sight of his board. He's had alot going on and not all positive stuff this year, so I think he let the board go for some time now. Im hoping things get better for him which I think they will in time. He's a unique guy and has done alot for many. I look forward to him being healthy & happy again and then I think his board will be good again, hopefully great. I do have to say I truly enjoy TGS, I think its run & monitered very well, Not much BS and bickeing. I take my hat off to Beth & Rod. Its like a clubhouse, a hobby and a great learning tool all in one. I dont know what I would do without these boards were else would i go to find answers to my questions. I wasnt born mechanical, or a computer wiz or a biz wiz but I can grow in this biz because of these BB's. TGS is the Best of all. Thanks Beth & Rod

    Barry just as Mike says, but rinse the bleach off pretty well occasionly if you mix Ox & Bleach on concrete it can leave a little outline of a stain. I ant really explain what it looks like but just rinse the bleach off good Ox & 12% isnt as bad as Muratic & 12% NEVER mix the 2

    I think everybody on this BB and others should always do the best job they can do on every job they do and that will help the industry. Good work everyday will help grow respect for the industry. I dont have the time or know how to actually go out and join an assoc to promote the industry, but I feel the good work and the advertising and marketing I do helps the industry and helps educate property managers & other customers. I like how I can make $50 - $100 - $200 an hour and the PM's and other are willing & sometimes happy to pay me that because they know they will get a good job done. I truly try to explain the benifits of hiring a professional pressure washing contractor. We cant worry about the hacks they will weed themselves out and for the person who hires a hackk and then hires me know the difference pretty quick. So basically a good job done , on time helps promote the industry and if we all just do the very best job we can the industry will grow So for 2006 I think we should all be all we can be everyday. Do good work it will be noticed JL

    Richard your in the UK do you know if there is liquid chlorine 12.5% sold in your area? Or in the market do they sell bleach its basically the same thing just weaker The 12.5% liquid I buy is from pool supply company and a couple times or when I 1st started PWing Ive used bleach from the market it still works you just need more in your house wash mix What do they have in your area?     Vinyl film windows be real careful, when doing house wash with vinyl windows, wet the windows avoid as much as possible getting mix on the windows , it will get on them but rinse fast and keep rinsing, do not let bleach sit on them or you'll own them. Ive done thousands and never had a problem, but I am ALWAYS very careful with them JL

    Richard more pics. This is also irrigation rust stains from sprinklers. On this vinyl fence I used pump up sprayer & oxalic several applications were needed. Oxalic can be used on most any home or building surface with rust. Oxalic isnt always as effective on other kinds of rust but in many cases work or at least lightens other kinds of rust

    Richard liquid chlorine(pool Chlorine) usually 12.5% or store bought bleach for clothes is around 5-6%.> The above to are used to remove the leaf stain, Also is used for part of house wash mix . 12.5% or bleach is what removes green mold or black mildew on homes etc. Oxalic acid is used for many different things. Mix at different strengths. Oxalic is great to remove irrigation rust stains on concrete. It will also brighten concrete alot., best to apply to entire area. Ox also used as a neutralizer & wood brightener after stripping or cleaning wood decks fences etc. Several ways to apply Oxalic depending on the type of work being done. Pump up Xjet brush etc. Richard these 2 pictures are of concrete walkways with rust from irrigation system, you clean concrete with pressure washer & surface cleaner, then you apply the oxalic acid. I apply it with a lower GPM machine with an Xjet. Xjt is the nozzle on the end of the gun, with the hose in a bucket of Oxalic. You can see before and after it makes a huge difference. Thought the pictures might help you understand easier JL

  23. OK let me explain what I need I probably have a project that I'll have to clean off some mold & mildew from stucco/dryvit buildings one building is 14 stories the other 8 stories. The drivit is white in color. Now get this, the white dryvit has the mold & mildew on it. The property only wants the white cleaned they dont want a whole building washed, because the majority of the building is other type of surfaces such as brick, block etc. Now the white dryvit is little sections here & there about 7 areas, the biggest areas being around 140x2 ft the smallest being 4x6 most are just around 6x10 OK now I dont want to have to rig this building its not worth it and would be pretty difficult to rig due to many factors and its just not cost effective. This mold & mildeww will just wash right off with some 12% & a rinse Ive done it before no pressure is needed at all. What I want to do is set something up with a chem pump and a long chem line (up to 160 ft)and lower it to these areas from the roof. Now on the spray end Id like to have a spray bar(maybe just pvc) with at least a few spray tips and be able to trigger the setup from the roof apply the chem then lift back up to roof and then run water through it for rinse. All these buildings are just on straight drops, no windows or other obstructions. The others surfaces dont have any mold & mildew. The weight of the hose should hold it close to the building . Any ideas, should I use a shurflo or is there some other king of pump. I have the idea, but just dont know the best materials to build it. This is something I could use on at least a few occasions. If I can figure how t build it it will be a 1 day job, instead of a 3 or 4 day job moving rig all around 2 buildings. Plus I know the property, they wont spend the money Come on guys some help would be great and if you could build it for me would be nice LOL Thabks JL

    Hot machines skid units go around $3800 to $5000 for a 3500 psi 5.6 GPM If your doing alot of concrete the GPM is most important 5 gpm & up is best or better. I know Don Phelps on this BB is now selling the Pressure Pro line and his prices are very good I have a Pressure Pro 5.6gpm 3500 psi not from Don but same machine and I like it very much. A machine like mine you should be able to get for the mid $4000's Also if your doing concrete get a surface cleaner I like the Big Guy from Whisper Wash its a great machine. Water Cannon in Orlando has the best price around $719 - $749 PWing is a great biz and since you already have good connections your ahead of the game Good luck and welcome to TGS its a great place to learn EVERYTHING you need to know about PWing Just keep asking questins its a great bunch of folks here Jeff
