  1. Ken, everybody reads the posts

    I beleive in customer service over just about anything. I can improve and I try to all the time.

    My biggest part of customer service on the type of work and client I deal with is being on time to start a project and finishing on time. Property managers will ask how long the project will take. I give them an estimate on time and I always add a couple days, just in case. People, PM's, HOA's are lied to often. I can honestly say in the 3+ years I've been doing properties I have never screwed up on the time. Like you rather lose $ on a client Ken than have them have a bad experience. Like this year i got slammed with work (and I love it), I didnt want to hire so many guys, hell i didnt even really want to buy another rig, but to fit in the work load I had I had to hire & buy. I wasnt going to tell a PM "Oh I cant get to your project when I said" I'm not going to do a project that should take 5 days and stretch it out for 2 weeks. A lot of my name has been built on doing good work and doing it when I say. So i bit the bullet hired more guys and bought equipment that will do the work faster.

    My word is everything in this biz and it should be with every person who serves the public.

    I can't count how many horror stories I've heard from residential & commercial properties, I jut dont undersatnd how some people can look themselves in the mirror, with the poor service they give.

    Many can do the job, they know how to, but then they dont show WTF, why are they in business

    I want every customer to know I care and I am thankful for their business and they way a contractor does that is to do good work and do when you say you will

    Ken we all listen and read your posts. You are like that old commercial...what was it?..... "When Merrill Lynch speaks....everybody listens" Well Ken maybe not everyone. Was it Merrill Lynch???

  2. Like I said, I would help ANYBODY learn this business the correct way (hell, I'm learning it every day) But I guess this guys doesn't think powerwashers should share info. I know for a fact if this guys came to me I could have him making more money and making it faster!!

    I've spoke to many and tried to help them. I too get a lot of calls from guys trying to get info. They should just call me and be honest

  3. You can get away with cold water no problem if just doing residential but if some one callls a commercial job and you can make a couple grand on some dirty concrete you might wish you had hot

    If I was you I would get a cold or hot but get more GPM 5.5gpm is a big difference and a money maker

    I have 3 trailers and they have 2 machines each and I like having 2 machine on a trailer. You go out and do a bunch of houses and 2 guys make the day less boring and its faster. The guys make each other go faster i think

    Just add another machine MORE GPM, you'll never regret MORE GPM

  4. I appreciate all the feedback. The building is a two story condo complex consisting of about 10 buildings. The one day I forget to bring my digital camera with me, was today when I went to look and talk to the manager. Sheesh! Wish I had pics. I did find one similiar looking apartment complex on google. It's attached.

    Dont listen to Ken about rates!

    That building would be about $800- $1000 not counting the cost of a lift. If the balconies are open (not screened in) we would clean them also at a higher rate. If they are screened, no cleaning. 2 guys would do 3 buildings in a 9-10 hour day. Up north Id get double that rate probably

    $2400-$3000 a day for 2 men. I know Just call me Low Balling Jeff LOL LOL:)

  6. My niece is getting married June 16th. we are leaving this Sunday to go to the wedding and see a lot of family & Friends I have not seen for years & months. Can't wait, I'll be seeing my grand nephew for the 1st time and and my niece 7 nephew, some of my brothers Friends from Boston, its going to be great

    Taking Josh and my wife to Disney a couple days. So COOOOOLLLLL for Josh. My Mom is driving down with us and she'll take care of baby Jessica

    Hell I cant believe my baby girl niece is getting married. I still remember her as my little girl

    My guys are all set up for work this week, I'm a little nervous leaving but I mapped it out good for them and my 2 foremen are pretty smart. Still nervous thou

  7. We have been rolling through the condo complexes. Doing 28, 38buildings at a time in 4-5 days, while doing 2-3 projects 5,6, 10 buildings at the same time.

    Now I'm going to toot my own horn. Today Saturday I got 5 calls from 2 different complexes. All 5 calls were homeowners at the complexes and they all just wanted to tell me what a great job my crew did and how professional they were

    You know it made me feel great. I get a call every once in a while or people at the job will tell me or my guys that we are doing a great job. But to get 5 calls. One lady said she has lived at the place for over 10 years and no other PW company ever did such a great job

    They totaled my Dodge, it was real pretty truck when I bought it with the off road package, big tires, I used to be able to smoke them tires, I had some very good times in that truck when I 1st was with my wife and Friends, went on some fun trips too. 4 wheelin was great in it

    I'm not loyal to any one brand of truck and I'd probably never by a Dodge again, but it sure was pretty cruising the Blvd, with the music blasting and a couple pretty women next to me

    VERY SAD

    Now I got to get another truck, what a PITA

    I'll miss you old friend, boo who. I got to find my old pictures and sleep with them tonight LOL

  9. I had a call back before for dark spots on vinyl siding. I went there and the dark spots werent there, Then the lady called back and said the spots were back...I told the lady theres nothing we did and then I thought...hummmmmm. Told her to go back out and look right now. They moved again...................................it was the shadowfrom tree branches DUH


  10. Rando is right. Use a professional mix. They usually have rinse aids in them and they clean houses better than what you are using. The right chemicals are synergistic with sodium hypochlorite. Ditch the Dawn, you don't need it.

    The look on Jeff's face when he finally realizes downstreaming is more efficient and much cheaper than X-Jetting = TOTALLY priceless

    Jeff, just ragging on ya. Check out the new "feeder" pump E-spec has for downstreaming. Should work with any length of hose.

    Ken, you paying to much for Xjets

    replace the black head of xjet every once in a while for $21 so I always have a good fan.

  12. Old story....Can't teach an old dog new tricks

    Plus Bob PT and others have said I'll have problems often if I try to downstream with 300-600 ft of hose. i dont like problems. I dont have a lot of mechanical people on my crews so less problems the better.

    I also use 1/4 hose & barbs on my xjet and the chem mix is stronger and with the 1/4inch hose it doesnt get sucked out of the bucket half as quick. It works real well for us and Xjet is idiot proof

    Maybe someday I'll set up a residential rig with downstreamer

  13. Love my Xjet, 300-600 ft of hose a downstreamer just wont work. we shoot a ton of chem every day and thats what the Xjet is great for. less dwell time and we move right to the next condo building. No dead plants either with the xjet, just got to know how to use it

    I figure whatever tool works best. we've done hundreds of multi unit buildings this year and havent got a single complaint about plants.

    Got to love this biz, so many options to work with


  14. I am looking for some help with the x-jet:

    - I use a 3500psi, 5 gpm unit- The x-jet sucks up a lot of chemical. I use 1.5 gal of 10% chlorine, liquid soap, and 4 gal water in my mixture. Shouls I try using a proportioner to reduce the amount of mixture I use? Which one should I use?

    - I also have a 4 gpm, 3500 psi unit. Which size orifice should I use when using this unit- 9 or 13?

    - My M-5 x-jet will nit close all the way when trying to spray at close range. Can it be fixed?

    4 gpm use a 9 and 5 gpm I would use a 13

    If the head of M5 doesnt open or close to a full fan , you can buy just the black head which has the fan in it. I buy a dozen at a time at $21 or $23 each. We have several Xjets and I like to have a nice fan for close work


  15. I'm using my bro in laws truck with the new trailer Bob set up and pulling the other 2 trailers with my otrher trucks. You cant get anyone around here to let you tow with a rental and Uhaul the way their hitches are set up close to bumper my trailer hitch wont fit I tried that before. It fits their trailer and that was it

    The real crappy part of this all is my guy is the one that got the ticket. failure to yeild right of way. Dominos guy hit him in rear & side pushing my guy into a pickup stopped at a red light

    Domino car was a 97 Cav, pretty totaled looking, truck was a 06 chevy drivers side front end crunched pretty bad . My dodge some rear & rear quarter damage, front end damage, hood, grill and passenger wheel bent out.

    Id never buy another Dodge since my tranny went after a little over 70K and its common I hear with Dodges. I dont know the book on my truck, but I wish they'd total it

    I am going to get whacked now with insurance, THAT SUCKS

    Was bummed a little, stressed a little and pissed a lot, but got to keepon cleaning. Im cool now


  16. We got the rush job done took 14 hours, we had to cover so much stuff with plastic & tape what a PITA, it was a long day. My other crew got 3/4's of a 2 day project done in 9 - 10 hours with the help of Christian from Pressure Works ( Thanks Christian!!!)

    Plus got that big PITA project with all the awnings, now just got to figure out when the heck we fit that in. Start a large complex today too. Its going to be tough with one of my trucks getting in a wreck

    Aint nothing JL cant handle LOL


  17. Crap!!!!!!!!! we worked from 6am to 9pm last night and after we dropped trailers at the shop one of my employees got in a 3 car wreck with my 2001 Dodge Ram on the way back to my house. One of my main guys Derek was shaken up, but un injured, no injuries at all. All 3 vehicles went on wreckers and derek was cited by SCHP, CRAP!!!!

    Now we have 3 trailers and only 2 truck, Nothing we cant handle, trying to stay positive, but this sure throws a monkey wrench in our busy schedule. At least Derek is OK

    CRAP!!!!


  18. How's the housing market there Jeff? I think I wanna move to Myrtle Beach... LOL Seems there is plenty of work there and that Pressure washing is an accepted service.

    Lots to clean here but people seem to draw a blank stare when you tell them that you can clean thier building.

    Get while the gettin' is good Jeff. Put away for rainy days.

    Come on down we need a real good saleman that can PW. we have some real highend neighborhoods that would be great for your service.

    You know I look at the main blvd and it is so dirty and I try to sell maint. cleaning or even just a one time clean and theres a lot of blank stares here too or they just say WTF that much $$$$ This 22 story building hasnt cleaned much of anything in a couple years and its only because they have a corp inspection that they are doing this RUSH job.


  19. Man it just is kind of funny sometimes what customer think. Some of you big companies I just dont know how you do it. Im just getting used to running 2-3 jobs at the same time. I'm not complaining but it does get somewhat crazy

    We have jobs on top of jobs but last week I get a call from a GM. We do his 10 story parking garage twice a year about 95K sq ft, we do all floors in the winter and in the spring we only do the bottom 5 floors. Well he calls me Thursday night last week at 9:45PM. We have him scheduled for this week tomorrow. He says hey can you go look at this other hotel for another GM. He says this guy needs a RUSH job, for an upcoming inspection. I tell him I'll look at it. He says they need it done this Tuesday for inspection Wed. I tell him I might not be able to do his parking garage if I have to do this other project. I ask him what he wants his or this other guys. He says " Oh do the other guys and do mine NEXT week " WELLLLLLLL Im booked until August

    I look at it and its 22 story hotel and they need 20 stories worth of walkways done in front of the units, need to cover lights, key card doors, fire alarms, elevators etc etc. I tell the guy a price he says do it!!!

    call the other GM tell him and he says when you going to do mine. I said the same time. The GM says " You guys sure can pressure wash the **** out of things" YES WE CAN ....:juggle:

    This is just one of the many calls and jobs we have stacking up. Hell I shut my phone off to take my kids to the doctor, I turn it back on and I have 4 messages from PM's 2 of them aare rush jobs too:lgkick:

    But Damn it we are getting it done. Tomorrow we roll out our newest rig and rock & roll with it.

    Got to love this PW biz
