I'm sure a new surfacer would make a big difference, but I have been quite efficient with my wand (although arms get pretty tired, but I'm a thin guy and could use the extra muscle) I'm sure I will invest in one soon. I knocked out a 2,400 sq. two story home today with sidewalks and average size drive today that was black as tar in a little over two hours with just the old trusty wand. I might have cut 20 minutes off if I had a surfacer. Would really help with commercial flatwork though.Doug Baker

Surface cleaner vs. Wand you would of saved a lot more than 20 minutes and you wont get tiger stripes showing up in a month or 2. Buy one you'll be amazed at how easy it goes.

I'm not use to anything but house hold bleach and was just wondering if you would mix it just like you would 12.5% bleach. It seems that 15% would be alot stronger.S & J
When my pool supply place gets it its around 14%, just mix with water and soap and you should be fine 1 gallon 15% the rest water

I might be interested if the vinyl siding wasn't so dirty:) Nice landscape in the front.....you have the ultimate suburban home, white picket fence, etc. Nice green grass too. Makes me want to play golf!!Plenty of golf here at MB
The landscape I cut 2 big pine tree's out and added fence & a lot of the shrubs, my Dad when he 1st saw it said "hell I couldnt even get you to cut the grass" He was right

Celeste, I forgot you guys do them. Any words of wisdom? I am thinking four guys, a weeks worth of labor, two machines, two lifts, repelling gear. Lance is right, I'll do anything out of the ordinary. I need a good pic for my portfolio. I'm thinking $15k. Would you guys get that down there?I dont know wood, but 15K sounds very reasonable, it would cost a lot more to replace it. Wow thats a big place

I bid a job at the airport for the county, it was a wall about 100ft X 25 high. Its a metal wall with a baked on coating its white. I bid it a couple months ago and i did a follow up call and the head of maint. said they had to go with low bidder and low bid was $900, my bid was $1600. So they went with low bid. Well I got a call from Head of Maint yesterday and they asked if I could do the wall, the low bid went to do the job ad was out there for hours and washed the wall. Well he didnt remove any of the soot. OH WELL didnt have the right chems and he didnt get paid because he couldnt do the job. To bad he should of done a test
The wall had soot on it from temporary generator. It was a black soot and they wanted it removed, when I bid on it I did a sample cleaning 1st, just to make sure what product I needed to clean it
RPC Gutter Shock is the product I used . I tried to Xjet it straight it took some of it off but not all of it so I did the rest of the test by brushing it 60/40 and the soot disappeared. Got to love gutter shock it won me the job back and we'll be doing it June 1st YAY

What is sealing them, what kind of product is used and how is it applied

oxalic - Never used it, what all is used for?It works great for removing irrigation rust stains and other types of rust and you can use it for brightening wood after stripping

The building was pretty disgusting. The mold actaully ate away at the coating on some of the columns. You know some of these places they'll let them get just as bad before they have us wash them again. Its a shame if people would just clean things more regularly, they wouldnt have to recoat as often, cleaned up good

Heres pics of the rest of the job we did awnings, building, concrete got to love oxalic. It didnt do to much with the battery stains from the golf carts but it brightened up the rest of the concrete real nice. another happy customer

Its looking better everyday, except when I checked out the inlaw and the living room/kitchen had trusses up and it was a 9 ft ceiling, It was suppose to be a cathedral ceiling. They already took it down & ordered new trusses.
We all cant wait to get in the new place

I checked out websites of many manufacturers of vinyl siding Owens Corning, CertainTeed etc etc. In the warrenty, care & maintenance section they all say bleach can be used to clean mold/mildew from siding
I'd just like to know who puts this miss infomation out there about it damamging siding. I had more than one residential customer over the years say that there siding company told them not to use bleach
Bleach removes mold & mildew plain & simple. Im going to highlight sections of material i printed saying use bleach & send it in with my proposal
I wouldnt mind getting this job 38 buildings good sized project

Did the awnings yesterday , will post some pics soon. They came out real good, there was mold and pollen on them, a couple small spots the mold was a little thick. Cleaned right up
I used RPC Citraclean a little 12% applied with low pressure Xjet, and a low pressure rinse & rinsed again. Everything came out great
Heck I wont be afraid of doing awnings in the future

I got a call today from a PM who only has used us a couple times . He has a property 38 condo buildings all or mostly vinyl ( I havent looked at them yet)
The HOA want them cleaned BUT!!!!! they want NO bleach used. I told the PM right away that thats a big PITA....Bleach removes mold & mildew blah blah blah.
He understands its a PITA and I asked him why the HOA doesnt want bleach used at all. The PM said the HOA was told that bleach over time will dry out , make brittle and or damage vinyl over time. He also said they said theres a non bleach bio degradable cleaner at Lowes they mentioned, I told him ya there is but it works better with bleach.
I told him I'll work up 2 quotes, one with & one without bleach
Now I need some help I dont search well on the net,
1)can anybody tell me if there is a product out there I could use that will remove mold & mildew. If theres a product I will use it, but is it more difficult time cunsuming etc.
2)Anybody know of a way to dispute the bleach damaging info they have
I need advise and or info how to approach this . I dont want to use some PITA product that isnt going to be much help and I have to use a lot of pressure etc etc
Anybody know of any websites I could look into this

I use a 3-25 tips on my Big Guy 5.6 gpm 3500 psi is that a good tip to use or would a 15 degree be better. What do you think pro & con
Will a 15 degree cut into the dirt better.

Some people just dont get it, theres mildew growing everywhere if they have it on 2 sides
I like the people who want you to clean all therim, windows but not the brick, Like how can you just wash everything but the brick. They think they'll save money. I tell them I have to wash it all at a full house wash price

Well I finally did it! Had my guys wash the wrong house. What an idiot!!!!!!!!!
Thankfully it was a small house 1200sq ft, I sent them to 7--- Cypress Keyes, it was suppose to be 7--- Leeward Ln in Cypress Keyes, same neighborhood. The people live out of state and rent it out, I just totally overlooked the leeward part when write up schedule for the day for my crew
What an idiot, I was just going to email an invoice to the people and caught the mistake. This is a 1st , I thought it might happen someday. WELL IT DID:lgbonk: :bullistic
Well I just emailed the customer and told them what happened they probably think Im an idiot too. Someone got a free house wash
What an idiot
Moral of this story, Dont be an idiot!
