  2. Finally got the trusses in and started framing last week,They had some trouble at the truss company, very complicated trusses, Its going to be a nightmare roof to clean if I ever have to clean it. Maybe I'll call one of you all to clean it LOL

  3. Sorry Jeff, I certainly didn't want to offend you. Sometimes my attempts at humor leaves me with an opening for my foot.

Jon, I do not market to PM. But a friend described to me how he got a lot of maintainance work by supplying PMs, and these were local government PMs, data that they could use to develop their budgets.

Basically, he identified the work that needed to be done on a property, put a price on the work, and spread the work through a year. He would use a spreadsheet that the PM could manipulate and called his or her own. He had the credibility with the PM, that he knew what needed to be done and that he wouldn't pad the proposal. The importance of this whole effort was that the PM could submit their budgets to upper management or owners and be able to stick with them.

Now as to what budgets can be to management and how to construct them, well I don't even know if you want that from me. Or, if I have the chops to give that. I certainly enjoy business management and have a little extra study in cost management.

But, I am hamstringed by the thought that I may have offended one of my genuine heros. Sorry Jeff. I've read all of your posts and sitting at this CRT I've felt something that I do not have the words for about you, your enthusiasm, your success, and personal growth. I can be a clumsy guy and I apologise for stepping on your toes.

  5. I was working all day after working the night before until 3 am PWing, I and my guys were tired, I have a real sore shoulder and I was pissing & moaning a little. We are getting my house ready to list for sale, so I was tired moving furniture, because i have some new carpeting & linoleum being put in this morning. I'm thinking what a PITA all this is, My wifes pregnant, real busy business & personal life, the builders of the new house are calliing asking questions, we are picking things out for the new house, have relatives in town, just so darn busy with life.

Well I was hungry so I ordered some Italian food from down the street. I went to pick it up and I had a beer (much needed). I go here a lot for food and I was talking to one of the waitresses and she was running her ass off, she's in her 30's has a 3 year old and works 2 fulltime jobs. As I was sitting there and watching this tired women running around like crazy and she sat with me a minute and she was telling me she had to come up with rent for a new place the place she stays the homeowner is moving here and she has to move out after 5 years

You know I'm thinking , Im complaining about my busy life and then I just laughed and thought Life is good, and I have it made. Heres this poor women killing her self just to put a roof over her childs head. God bless her she's a hard worker

Life is good, just thought Id share yesterday experience with you all.

I gave her a $50 tip and she said no. I had her take it and told her to use it

    Everybody HAVE A GREAT DAY!!!

  6. Lynn, I am selling two of my gear driven cold water machines. Both are excellent. Call Cujo Cooley - PAM'S PRESSURE CLEAN in Covington GA, 770-318-1032. He flew up to NY and used this machine at the PWNA Doubleday Clean aAcross America project in cooperstown last summer.

Here is a pic of the 18 HP 5.6 gallon per minute pump setup. I have to get the other one out of storage and get pic.

Prices: Asking 1400.00 for the 18 HP 5.6 2021 general pump setup, 700.00 for the 13 HP 1511 4.0 gpm pump (1800.00 takes both of them)

Give me a call. Cell 607-435-5539 Office 607-286-7458

Gear driven will it pull from a tank, like belt drive ?

  7. What I'm mainly looking at doing is residental work first and foremost .

I'm like most ppl just starting out i've got a pretty small budget. so with that said i'll list what i'm trying to find

    1. a min of 4 gpm

2.probably at least 3500 psi. that should be good for starting out on residental correct?

    3. i would like belt driven as that seems to be better on the pump and on the equipment.

    4. cold water for now until i get some more funds up.

    5. portable as it seems that a skid unit or trailer mounted is out of my budget for the moment.

    6. my budget for the MACHINE alone is between 1500-2500 dollars.

I've seen that most ppl seem to say stay away from places the the home despot (not a spelling error) and norther tool . but from looking at there equipment it seems that they are using pretty much the same parts as most of the other guys ie. honda or vanguard engines. and general and cat pumps.

any help in finding any of the answers to these questions would be greatly appreciated

    thanks in advance.

    Lyn Talcott

Water Cannon sells pressure pro & Don P, somewhere around $1300-1500 4gpm 3500 belt good machines

  8. Jeff and Lance, while the work is gratifying, I would drop wood care tommorrow if I could. It's sometimes a thankless niche and it is not the highest profiting one you could pick.

The big decks if you could get them all the time I'm sure are worth it. Its just a very hard sell around here. I used to get about 1 out of 10 I bid, it was just to time consuming just bidding the wood. When I 1st started out I liked the wood and I'm sure I would of even got better at doing it, but I just got disgusted bidding them and wasting the gas and my time. Plus its so hard to schedule with rain & all the other hassles. I admire you guys that do such nice wood work, it just drives me nuts now. Keep the pics coming all you wood guys I love to see your work!!

As for Jarrods dilemma. Im all for keeping a customer happy, Ive gone back and touched up things on jobs, but sometimes you just cant make someone happy and you have to say see ya

  9. Whats a good paint remover ? I need it to spray or brush on concrete & brick pavers, its some over spray & some drips , Oil & Latex paint

I really dont have time to order anyting its for a job Wed night. I'll have to get it from Lowes or HD. Im thinking a heavy gel stripper any suggestions

    Thanks

  10. Jeff, did you just go in and talk to the manager about cleaning or did you have to go to someone at the district level?

Don, Yellow Pages. I've never targeted restaurants, fast food places etc. I may someday. I get around 4-6 calls a year from YP from rest & fast food, This is the 1st one I landed, I guess my rates are to high usually

    JL

  11. Well Mr. PM man, I'm about to give some of your methods a try. I put together a mailing list and contact info on around 100 PM's in the Jax. area. About 40% are residential PM's and the other 60% are B2B. I'm just trying to figure out how to go about it. Maybe mail to 20 or so at a time? I'm a little afraid of being overwhelmed.

Great!!! good luck with it all. It can be a long slow process, get some kind of mailing, phone call, donuts whatever in their hands every 2-4 months and you'll get some calls sooner or later

A list of 100 thats great!!!! Try 30, 60, 100 then mix it up over the next year or 2. Overwhelmed maybe , maybe not. One good PM or PM company can bring you 10's of thousands of $$$$. in the next month I have $11,000 worth of gutter cleaning and its from 1 PM company it will take 2-3 guys about 8 days to do. These PM's are my money and can be yours

Keep us posted how it goes & dont forget when you do get one job ask them for another and a referall

I'm excited for you I want to know and watch how it goes for you over the next year or 2, persistance pays off

    Good luck

  12. I called and e-mailed jbs twice and they did'nt respond . I directed my inquiry about oxalic to the guy you recommended.

Call them direct Andy higgins 1 800 925-8958 . They dont stock it regulaly but do get it for me and probably would for you, I would think?

    Sorry good Luck

  13. thanks jeff Ill do that lexington is about 6 miles west of columbia. I was delivering to the barefoot landing area a week or two ago. and I picked up a phonebook to check out pw ads(i do this in all the the big towns in sc) wow alot of competition down there you must really hustle and do great work to stay so busy. the chemistry store carries just about every raw chemical used in the pw biz I asked them about the posibility of making me some stuff but they are just a distributor.I found a supplier for 12.5% on the same street (ICE). What is the going rate for 55g? I dont need that much yet but hopefully will. as of right now Big Lots is my sodium hypo supplier. dustin

12% is going up in price around here its from $1.98 to over $3.00 a gallon. If you come here I can still get it for $1.48 a gallon. I buy 40-140 gallons a week so they still give it to me for the old price

I dont know what ICE sells it for, beware of them

    JL

  14. Good job. Maybe it is time to explore raising your prices? That type of thing happens only a few times in a lifetime of giving estimates. Sir, here is my quote. No good. I like you. I will pay double.

The rate was good, The guy just liked talking to another guy from Mass and this was a referall .

    JL

I wish all my customers would say double my quote
