Sodium hydroxide concrete cleaners can be expensive. Add a butyl base to it for extra oomph. F-18 made by Pressure Tek is supposed to be an excellent cleaner for concrete.

Call-backs from 1 year ago
PressurePros replied to Jarrod's question in Wood Cleaning & Restoration - Decks, Fences, etc.
In my warranty I have a disclaimer against high traffic areas for excessive wear and tear. If the remainder of the deck were fully intact, there would not be much I could do. -
The other day while smoking a cigarette I thought to myself, I should wear a respirator more often.. those bleach fumes'll kill ya. Just kidding. Kinda. I voted 'sometimes' because I always start out wearing one then it goes up to talk to a homeowner, to politely request an employee to return to work, etc. I invariably leave it off just too quickly spray that one last spot that needs more and WHAM... wind kicks right back at you.

Garden furniture - what now it's clean?
PressurePros replied to Tim UK's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Can you get a hold of bleach or OxyClean? Those are both mold killers -
Garden furniture - what now it's clean?
PressurePros replied to Tim UK's question in Wood Cleaning & Restoration - Decks, Fences, etc.
My mistake, Tim. If your happy and the customer is happy, then all is positively well.</p> -
Dan, it's just like any other piece of equipment. You have to start with the right pieces and parts and then maintain them. An airless sprayer will last as long as it is maintained and cleaned.I downstream everything these days..Stripper, acid, housewash mix. I use stainless steel quick couplers as they don't corrode like brass ones do. After you are done applying your soap, you always have to rinse anyway so your lines get cleared out. I change O-rings once a month on both rigs or in the field as needed. The oldest of my hoses I have been using for four years and they have seen the war.. from being dragged over jagged rocks to being run over by an impatient homeowner in her Humvee to having some serious chemicals pass through. No problems so far. To answer your question.. you can buy a male QC that will screw onto those nozzles. Here is one I am cleaning up right now so I snapped a pic. (can't get the picture to upload)

Garden furniture - what now it's clean?
PressurePros replied to Tim UK's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Tim, take this for what it is worth, just my observations based on your commentary and what I see in the pictures. The wood does not look completely clean to me. There are still patches of gray where you missed. The detergent you used also would worry me. You may have removed the surface mold spores but you used no mildewcide/fungicide to kill the spores. At what pressure did you clean the wood?I am not sure I understand your happiness at leaving money on the table, so to speak. Furniture is an easy spray and using a product like Cabot's Australian Timber Oil (if it's available to you) would take you a long way towards furthering the customer's satisfaction with the job. The problem you are facing is this.. the customer is happy today but will they be happy in eight weeks when the wood is gray again? -
Wet weather in New England

good thing you are independantly wealthy and can afford the break ;-) -
I am looking for real estate and am blown away by what people want for their houses. Take a look at the picture below. With 4 acres what would this property sell for in your area?

Question About Property Values
PressurePros replied to PressurePros's question in Residential Pressure Washing
July 4th week and maybe labor day week. I go down mostly off season. We rent it out during peak season. -
Every area is different. There is also a mnimum time from job completion until the time you can file. In my county it is 60 days or 30 days if you can prove intent of default.

Power Washer's Work Wasn't Clean
PressurePros replied to MeiersEnterprises's question in The Club House
The one thing every criminal mind suffers from is greed. It's like a divine system of checks and balances. They always get caught -
Dan, you need to find a nozzle that is designated 00250. That means a o degree spread and a number 25 orifice which is pretty big. It will shoot a long stream. With that machine I am not sure you will get up real high but it will definitely shoot at least 20 feet.

Yes. It is in my housewash mix. Too much can have a negative effect and etch glass. How did this end up in a post about gay headers? LOL

Washing Trex (black spots)
PressurePros replied to Jarrod's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Don I would use a product like Ready Seal or Baker's Gray Away and choose a darker pigment. I have used Sunfrog's sealer with decent results but it was clear. -
Good job. Maybe it is time to explore raising your prices? That type of thing happens only a few times in a lifetime of giving estimates. Sir, here is my quote. No good. I like you. I will pay double.

Washing Trex (black spots)
PressurePros replied to Jarrod's question in Wood Cleaning & Restoration - Decks, Fences, etc.
In 2004 I did about 20 of them. Good money. Last year maybe 8 and then they told me what they were willing to pay as part of their warranty work and I told them no thank you. -
It made me want to dance and chant cleaning mantras. I was offended that you used the word pretty gay. Whatsa matta, you prejudice against ugly gays? Or did you mean rather gay, which offends a different part of my politically correct hard line. I need to know which so I know which way to direct my anger over this appaling word choice. Why do I have a feeling this post is either headed for some slash and burn editing or seven pages of ranting?

Washing Trex (black spots)
PressurePros replied to Jarrod's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Rick, from what source did you hear that you cannot use bleach? I have done warranty cleanings for Trex in the past and after getting the product and MSDS that Trex wanted me to use to do their cleanings, I just mixed my own. You can guess what the constituents of the cleaner were.. They may have rethought this procedure though. -
Washing Trex (black spots)
PressurePros replied to Jarrod's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Jarrod, you can lower your bleach ratio and reduce the risk of excessive fading by brushing, but John is right, most times it takes at least a 6% solution of sodium hypochlorite. I wouldn't use any other type of caustic on it. -
Question About Property Values
PressurePros replied to PressurePros's question in Residential Pressure Washing
It's crazy isn't it? The way they are popping up duplexes down there you could probably make back 30 million. The place next door (bottom floor of a duplex) sold in march for 2.2 million. We have to get together before season's end and go out on the boat. Give me a call 610-662-4036. -
Help, I spilled ready seal
PressurePros replied to steffysmom's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Belt sander on Trex? You can sand that stuff? I never knew that. If the HD-80 didn't take it out, I doubt anything else would. I have had tiny drops from rail overspray tarps flip onto them wrong side down and I have never had a problem... but.... it wasn't Ready Seal. -
Question About Property Values
PressurePros replied to PressurePros's question in Residential Pressure Washing
Currently subdivided into two 2 acre parcels. No further subdivision can occur. You also are not allowed to build from scratch. You can exapnd only what is already there. Property is selling for $2,000,000 -
Help, I spilled ready seal
PressurePros replied to steffysmom's question in Wood Cleaning & Restoration - Decks, Fences, etc.
It should be gone. -
Dan, you will need to do the math to refigure your chemical ratios. Also, read the other threads on downstreaming (even Lance's above) There is no reason you ned to climb a ladder. You should probably look into getting a machine with more flow also.
