  2. Dilemma

    The reserve tank is the caveat about using a van. No way you can fit more than a float tank if you put a skid unit in it. In your shoes I would get a 2000 1 ton E350, put in a 5.6 gpm portable cold water on one side (at back door), 250 gal reserve next to it and run your hose reels at an angle out the side door. You should be able to set the whole thing up for $10 g's. No note, ready to rock and roll, and your HOA will be happy. Work trucks depreciate in value too quickly. I usually let someone else pay for that. You should be able to have a fully functional extra rig and pay for it and your expenses on just this job. That's smart business all the way around. Here is one I was looking at.     This week is going to be brutal for everyone I talked to. I think I am going to rent a rig and get out there and pretend I work for a living so we can stay ahead of schedule.

  5. The wheels of a huge corporation turn slowly. The Axo Nobel (sp) deal is very recent. I find it hard to believe a horse can change its color overnight. I don't doubt that there is a difference betwen the Floor regular and Pro lines but I am not gonna guess what it is. They are good marketers though. Perhaps their last posse that galloped through here touting Restora, can jump in. LOL John. I stil have visions of you at ACR letting them know what you thought of CWF.

  7. Hey Rod, I think ou are cutting yourself way short. If you lay every joist butt to butt that has to be at least 1.5 times the s/f of the top surface. Then add in the exposed underside between the joists and that is where I get my number. MM, I don't want to factor in difficulty I just want to estimate stain correctly for a customer. Lets do a 20'x20' (400 s.f) deck to make life simple. Joists are what 16" OC? So a on a 20 ft span, thats 15 joists. If the joists are 2x10's.. lets call it 1.75 s/f per LF of joist. Times the 20 foot span you would get 35 s/f per joist times 15 joists. Thats 535 s/f in joists. The remainder of the underside is the same s/f as the top minus maybe 20 s/f where the joists mets the floor boards. So now we have 915 s/f under there. Now add few 6"x6"x8' posts and you get another 90-100 s/f. That's 1015 s/f of wood to stain. Top 400 s/f of floor Underside 1015 s/f (or about 250% of top) Total: 1415 s/f counting rails

  9. I don't think you will find too many professionals that use consumer grade products. Flood's CWF is one of the worst products we encounter in the field. Olympic Maximum would be a better choice if you are going to buy local.

    $1 per s/f here. Job that large, maybe $.75 Its about half the labor of doing a deck.
  11. You can't guarantee a payment at closing unless you lien the property. I'd say there would be about a 80% chance you would not get paid.
  12. Darn Greg, do you live in Beverly Hills or Ocean County? I only see that much drama on TV reality shows. Then again, read on.. Don't ever do work for neighbors. I did one down the street. Good guy, we would always stop and chit chat. He asked me to do his house. Without him asking, I gave him a healthy discount (35%). I told him the price, he said that sounded good and go ahead and do it when I got around to it. So I did it when I got around to it, about a month later when I wasn't busy. I did the job personally and took extra time and did all of his patio furniture, popped out all of his screens, ran all the way down the sidewalk, the whole nine. When I finished I left a note in the mailbox that I'd catch up with him later. He started avoiding me. That doesn't make Ken a happy guy. Finally I had to go down and knock on his door and ask for payment. I despise chasing people down for money so I was a little salty. When I try to collect he basically accuses me of taking advantage of our friendship, saying I ripped him off. (an expert at work told him I overcharged him). I informed him of his discount and of market rates and it loooked like he half believed me. In one of the decisions of my life I regret, I lowered the price even more (thinking I would rather have a happy neighbor than make a profit) The end result? I hear from another mutual friend that he tells people he caught me trying to rip him off and that no one in the neighborhood should hire my company. Nice huh? It takes every ounce of restraint when I see him to not make an extension wand popsicle. Moral of the story: Don't wash where you eat.
  13. We always brush Trex when we clean it. Some have said they get adequate results spraying on some bleach and rinsing but that has not been my experience. I find the Trex so easily marred by pressure washing that I don't bother. Also, the higher you go with sodium hypochlorite percentage the more you rosk color shifting it. We have used Sunfrog's sealers as recommended by TimberTech. We have also used semi-trans oils and solids with good results when color was needed.

  17. Composites are not a great solution should you ever try that route. They require just as much maintenance as a wood deck, imo. Make sure you prime the deck before you coat with the solid. Cabot's makes a good alkyd primer. You are probably also going to need two layers of latex topcoat. If the company that gave you the quote has been around, is licensed, carries insurance, has a portfolio and good database of referral customers then $1100 was a bargain (if they were doing as I stated above) In all likelihood, they were not. I would charge you substantailly more for a deck that size. Floor alone would be $2000. This is why we tell people to NEVER use a solid. But then knucklehead publications like Consumer Reports comes out and say "solid is best". Best of luck with your project.

    Jeff, do a search on here for house washing. You can get more for housewashes up here though your pricing isn't bad. We just did a house on Spring Lawn Road for $1100.
