  1. To anyone who has done apartment buildings.

    I have a bid on a complex that has a total of 152 units, all vynil siding heavy mold. My question is this. Do you bid by the building or by the square foot?

    There are four units that are three stories, nothing my xjet can not reach, then the rest are 8 units, two story units.

    I can take on something of this magnitude. I am looking at bidding by how long I think each unit will take. EX.The 3 story units units are about 9912 sqft. I look at giving a time frame of 3hours for front and back, .5 for the sides and 1hour for breeze way and side walks around the rear of the unit for a estimate of five hours a 16 unit building and bidding $1200.00 @four unit =$4800.00

    Then there are 7- 8unit 2 story heavy mold looking at 4 hours a building including sidewalk and breezeway @ 800= $5600.00 Throw in the leasing office and clubhouse for another 300.00.

    I this total bid Outrageous. I want to win this bid so any suggestion TONIGHT would be appreciated.

    I was looking for the same thing about a month ago, Go to home depot or lowes and purchase Blue 2" pool discharge hose get it in about 16ft in length. This length is adequate for diverting driveway cleaning water into the grass. I have not been afraid of enforcement since I built these dams. I think the cost was about $20.00.

  3. I called Delco last week and the tech said it was condensation but is there REALLY that much condensation inside the housing. Or Per Russ's suggestion that it may be a leaking nipple. I have posted a pic of my Rig in the Gallery, to view my set up I may have to take the Smoke stack and the adapter then the housing shell to get in there. I do not want to do all that if it just condensation. I will place a towel or bucket under the housing and monitor it this weekend.

  4. Could someone who has some understanding of the mechanic of the coil housing area help me out here.

    Last week I was doing a house wash and I noticed a puddle under my rear trailer area. I went and looked to find the leak and I noticed that small drips of water was coming from under my coil housing area. If I am not mistaken, the coil housing unit consist of the coil only. No fittings inside that could vibrate loose, or break. The coil is serpintine is form. Could I be getting condensation inside the housing from run hot the rinsing cold.

    My unit is a trailer mounted Delco rk41 for those who needs a little more info to help diagnose the problem. I am pretty familar with the other components of my unit. Just not the coil area. Any suggestion would be appreciated.

  5. Lou, thanks for the compliment.

    I am just over my first year in the Biz and did better than expected for the first year. I ask alot of question BECAUSE I am a perfectionist and I care about what I do. I could just go out and clean, seal a deck with a pumpup sprayer BUT I will not proceed in staining and sealing decks until I get a good understanding of wood restoration process. I turn down about six calls a week down just because I am not confident I can give the customer the quality that I think they should receive. I will continue to learn on my deck until that happens. May head to Smyrna,TN for a few days this coming month.

  6. Boy, am I confused. Use Bleach.. do not use bleach. Use sodium percarb .. Dont use sodium percarb.

    I used bleach and dawn in the first few decks I did and the results.. compared to the before, was good. Then started reading post and was told percarb was the way to go. Then purchased 40lbs of percarb from Espec and seem to do the job but not the final finished looked I wanted,compared to Beth, Rods and some others.

    I know there is a learning curve and I am fine with that. I then do some test steps, as mentioned in previous post and the the result were mediocre. I read what Russell say about the structure, chemistry and products to use to get the results I am looking for.

    Now I am wondering is there REALLY a difference in his product line, compared to what I am using now? Does his line have ingredients that retains the "Oils, Fats " in the wood? Maybe this is what is not LEFT in the wood when I do my process. He could be correct in his statement that I could be " Burning " the oils out of the wood. I will figure this out one way or another. Thanks for all the posts. I will not let this end until I succeed on the results I am looking for.

    Beth, I have tried to post pic in the threads.. and it comes back as file to large. How can I decrease the files size and could you explain the process in laymans term? I am a not that computer savy as some.

    I will send the pics of the test step at that time.

  7. Russell, Do you send out sample or test kits. I would love to try your products? Do you have a distributor in the Atlanta area?

    Also, I just use a percabonate to strip/clean then use a Oxylic brightner BUT as Beth posted, I did not rinse off. I was told that I could leave it on the wood wet, from Sunbrite rep. I will have to look into your product line.

    Never heard anyone say that wood had "Fats, Oils and Sugars" in them. This is way I continue to learn this business. Thanks for your input. I will get with you soon.

  8. Wait one here.

    I was wondering if those slight headache that I experience after washing homes for a few hours per day could be a result of the 12.5% chlorine that I am constantly using.

    If what I am reading from the post, is that this ( inhalation) could be bad for you? My headache seem to go away after I am done with a home.

    If what I am reading is true, could I just use one of those white dust mask that I use when I cut grass to cut done on the sneezing bout I have after cutting grass. Would these work?

    I have four house washes this weekend and maybe If I am going to be in this long term, I better do something about covering my nose.

    I use a hardhat with a full face clear shield to keep the chlorine out of my face and eyes. Any suggestion would be greatly appreciated.

  9. To all wood restortation vets. I need to know if I am doing something wrong here.

    I cleaned my deck with Restore ( percarbonate) and the used a wood brightner from Sunbrite. This is the scenario.

    I wanted to test and see if there would be a difference in the way I cleaned decks.

    1.

    I started by using Restore to clean three steps, mix 1cup per two gallon pump up sprayer, let dwell 15 min, Applied a second coat on all three steps, let dwell ten more minutes ( Epec suggested the second application as a brightner step), then rinsed.

    2.

    Used bleach and soap on another three step, brushed and rinsed.

    3. On three last steps Used one application of Restore, dwell, rinsed then Applied Wood Brightner from Sunbrite, here is the results.

    On the restore steps I did twice. I had a lot of furring and appeared to be some wand marks in two of the three steps.( wondering if I let the Restore dwell to long or did I make the mix too strong. Can you make Percarbonate to strong to the point it furs the wood, with out using much pressure?)

    On the Bleached steps. I did not like the results. Step did not have mold on them at all before applying Bleach mix, just testing to see the difference in using the bleach mix. Appeared have left those steps with a whitish look after it dried.

    Now on the Restore and the Brightner process. I was not crazy about the results here either. I cleaned with percarbonate then while the steps were still wet applied the wood brightner( reading ingredients list as Oxalic Acid) as instructed on the container. Seems to do okay.

    I guess what I am saying " is I want the same Results that BETH and Rod gets after cleaning and Nuetralizing their decks even before they apply the stain.

    I wonder if there pictures posted results are different because of the different wood types. Mine is Pt Pine. 4 years old been cleaned few time per year.

    HOW CAN I GET BETTER RESULTS!!!!!!!!!!!!!!!!!!

    Do you perfer Citracleen over Epecs D-limolene? Have you used D-limeolene from them since they are close to you? Does Citracleen have a Butyl based degreaser in it to help with gutter cleaning? I am thinking of purchasing some items from Steve soon. Fill me in if you can.

    I got your call. My thoughts exactly. Just was wondering if I was wasting chems vs decreasing labor. You help answer my question.

    Jeff, Why so much SH in your formula?. Whats your Gpm? Mine is 5gpm and I use about 1gallon of 12% and 1 gallon of powerhouse, xjet with biege orfice, I think its 13:1 could be wrong on that one. I am always looking a ways to decrease labor hours. Againg thanks for the call.

  12. This question is for all my X-jetters doing housewashing.

    On a typical( if there is such a thing) home, with light mold/ mildew on it. Approx. 1500 square ft two story, all vynil siding.

    How many gallon of chems would you use to clean a home of this size?

    Mixture consist of 12% sh and your favorite soap detergent?

    I guess gpm is needed here also. 3000 psi and 5 gpm if you need all the variables..to make your decision.

    That is the site. I could not remember it earlier. Thanks for you picture and your response, I went out last night to HD and purchased my discharge hose and man, I was amazed at how it worked. I made a 10 ft section and a 6 ft section. Ran the vac/pump and it work flawlessly. Again thank you for the picture and your responses, you saved me about $380.00. If your ever in the Atlanta area, I owe you lunch.

    Have you tried Limolene as a gutter cleaner? I used it for the past 6 months and I do agree with you, it is not the best housewash mix and it will haze windows if left on to long. Now what I may disagree with you is on the gutter cleaning. You have a considerable amount of experience than I but I have used it to clean gutter and it does that part well. I do not consider myself a chemist by no means, and can not add to why it cleans gutter but it does.
