Dead Beat or slow pay customers...How do you deal with them?

I must say, knock on wood, I've never had an issue that I can complain about. For the most cases it's just phone tag and honest forgetfullness on the clients' part. However if I do have problems it's quite simple: First is a couple of phone calls. Second are mail or emails. Third..........well..let's just say that I'm old school, being born in a communist country and all. -

Beth, don't forget to add a cap full of soot remover with every fill-up of diesel. It'll keep that Hydrotek running longer (actually it's not a hydrotek but rather a burner thing). -
Russ, now I know whom we were talking about. I'm looking for AR2780 and AR2783. I used to pay around $85 for them earlier this year and now people are asking just over a $100. Let me know what you can please. Thanks

I have to agree. Engine manufacturers design their engines to run on certain types of fuels. My MBs run horrible on 87, will get by with 89 but run considerably better on 93. If I put 93 into my Expedition it laughs at me like I was born yesterday. On my small engines I use 87 only but every now and then they receive a dash of fuel additive (carb cleaner, gas cleaner, water remover.......that sort of thing). .....and I am religious when it comes to maintenance. I don't care if I have to do it weekly or bi monthly, every 50 hours I change gas/diesel/air/oil filters, engine/pump oils and spark plugs. -

Steve, he should be able to hit somewhere b/n 6-8 per day. I'm assuming you are using a low pressure method.....what kind of chem solution? Are you doing windows aswell?

I'm not sure things work the same as they do here, in FL, but talk to your state licensing department. You just may be eligible for WC Excemption. If so, the HOA's will accept it.

There are certain things in life I'm not willing to do. Not because I'm above it but b/c I choose not to bother with the headaches. I do a lot of paint prep (for homeowners & painters alike) that include quite a bit of paint stripping. To this day I've had not one customer complain when I've informed them that I do not clean up the paint chips. Also, I do not perform window cleaning........have had no problems there either.

I'm a garden freak myself, so I can understand her IF she is legitimate. My feeling is that she's shooting for a freebie. I'm very suprised at the MC take on only facilitating contractors but never the less happy that they have agreed to visit the site and understand the problems you're facing based on the pictures. I'm interested in what they have to say after the site visit. Make sure that you are there! As for the plants that have some curled or browned leaves.........go out at night and clip them with garden scissors. This way only the healthy leaves remain and she no longer has a claim against those plants. Besides, everybody knows the pruning a plant promotes new growth. I can tell that you are willing to take responsibility for your actions but at the same time you're standing your ground. Good job! ps - as Cujo mentioned, take an infinate amount of notes and make sure that everything you do has a paper trail. Your pictures, your arguements against her, your final decisions, her requests etc. In the event that you decide to partially replace flowers or not at all, it is quite possible that she may drag you to small claims court. In this case you will be prepared. Correspondence through email is an excellent way of storing papertrails.

Down here fly-by-nighters who know nothing about what they are doing are as common as aligators. It's scary but you get used to it.

How's your oil level? I'm not sure if your's is equiped as such, but most of these engines have a low oil shut off built in. -
Use a turbo nozzle....just make sure you tell her ahead of time that you don't clean up the paint chips. There's nothing worse than trying to rake wet paint chips.

You're absolutely right,,,but in most cases......atleast around here, the board doesn't always listen to everything a homeowner has to say. What you're referring to is predominently only going to happen in communities where most are retirees and have nothing to do all day. They are the ones who tend to stick together. Anyways...I think we're getting off topic here.

I don't understand why you even stop to take her call (or to speak to her in person). If the MC hired you then you shouldn't be discussing anything related to that job with any homeowners. If there are questions, or concerns, I always direct them to their property manager. That is what they are there for and it is the proper chain of command.......not to mention that dealing with a property manager (is most cases) is the more logical and sensible way of doing things. They tend to understand how things happen and why they happen, and may not even bother you b/c after having looked at the problem themselves, they may determine that you had nothing to do with it. Don't forget that next year that homeowner has nothing to do with you getting the job.......it's the prop. mang. that you need to be worried about. Have the property manager meet you onsite and point out to him all of the things that you've discussed here............no damage under drip line but there is further out from the house........dead bush next to perfectly fine little flower...etc. And certainly NEVER NEVER NEVER discuss options of resolution with a homeowner when they fall within the lines of a commercial project.

I've come across only a couple that have actually cared about quality of work. The rest, that I've come in contact with, have all been too money hungry to care. Even when it comes to their own homes. It's a shame.

Amen to that! Thank goodness it's only two months that are really unbearable. I've been looking at nothing but clouds+rain showers+lightning in the forecast for the last week and the upcoming week aswell. My grass has had enough.
