I guess I'm lucky to have a friend who works for Royal Purple Oil. He gets me some when ever in need. But the ones at wally world worked fine for my needs. I actually like the RP containers much better though. They are dark purple, so no sunlight exposure. Good luck in your search.

Effects of 12% on 25 year old wood.

Entire fence was replaced, so I figured I would take some pics of the original wood. The wood was crumbling in some areas, but the gate is still in tact. Sprayed from a bottle. Just wanted to show the effects from start to finish was 5 minutes.. -

Yeah, right on guys. This wood was so brittle that it could be broken in some spot just by grabbing it. Plus the bottom of the boards ( not pictured) were all ate up and busted. There are still alot of these fences left over from hurricane Ike that need to be rebuilt in some areas. Which is actually turning out to be a very active market. In the long run the fence can now be maintained by yours truely and hold up much better for the next batch of storms. I would still rather be doing decks. Take what you can get sometimes. -

This was not a resto project. Just an example of wood from the stone ages. The gate is not attached to anything. Maybe not so clear in the pics, but it is just leaning against the newly replaced fence behind the gate. Cmon guys, you know my work better than that. That is just bleach on wood. I wouldn't just hit with 12% then throw some stain on it. -

Beth, trust me. You wouldn't have wasted your time or effort on restoring this fence. Again, the entire fence was replaced due to complete erosion of the wood. 25 yrs. I just took the one section and used a spray bottle of 12% for no other reason than to demonstrate what would happen to the wood. I wood be a complete fool to try and restore that wood. It was just for an example. Why? Who knows...... It's just me I guess. I wanted to share the visual of the 5 minute dwell time. -

I got the order of the pictures backwards. But, yes, an improvement. On any other day, and wood that is not a quarter century old, 12% can be very effective. -

Target the seller, or even the buyer after the sale. But you sometimes have to experiment on your own to get a feel of what works for you. And what works for you might not work for someone else for various reasons, market geo, economy. I think we all have shared your thoughts at one point and tried innovative ways to make money in this industry. But I believe, you will prosper by targeting the seller or the buyer. However a good word from a realtor never hurts. Especially when you present some swag to them. They will remember you for it. The down side is that you will be waiting a long time for them to refer you to a seller or at least the right seller. That is time that could be spent on direct sales face to face. -

That's what I was trying to say. Deal directly with the seller. Use the realtor to throw your name around to their clients, but don't expect a realtor to give you any of their commissions for a sale. Bring the realtor office a box of donuts and biz cards and have them refer you to the customer. Again....... IMO ( and I have gone that route pretty extensively) you will never get a dime from a realtor. Try Property mgt. companies with greater success. They like donuts too. -

I'm with you Mark. I keep my rig in the garage as well when it gets close to freezing, BUT, I also prop a heater up next to the pump. Maybe overkill on my part, but I don't do the anti-freeze winterizing, because it rarely gets below freezing here. So here is my question to you ( I really am trying to help). Does your garage get below freezing when it is freezing outside? If so, water that remained in the pump could expand when freezing and put expansive pressure on the inner workings causing some damage. Ususally when pulsating occurs it is because of improper water supply. BUT, since it pulses even off of the tank ( which I am guessing you normally use) then you may have to take that 60 mile trip no thanks to the weather. AND... it could definately be the unloader as well ( much cheaper to replace). Sidebar.... my memory sux, but weren't you operating out of Ft. Hood Tx. at one point, or ( most likely) am I mistaken? If worse comes to worse, give Russ at Southside Equipment a call and see if he can walk you through it. He's a go to guy and knows worlds of troubleshooting. Hope ( and I really tried) this help at least a little.

IMO, it is not a good strategy. Target the sellers. It's easier. Realtors do not part with their commissions to pay contractors. However they can refer you to the seller. -
My band performed for some soldiers in Ft. Hood ( Killeen ) at a sleeze pit dump of a hole, club. Not that this is the first time that this has happened, but, a pretty good fight broke out among the crowd. Keep in mind that these soldiers were beating the hell out of each other. Usual stuff screaming, chest pushing, 2 on 1 kinda crap. They don't care as long as there is some action to vent on. Well my 70 plus year old Mom was at this show, since it was close to my hometown. She actually got in between some cats to break them up and told them she came to see her son perform, and won't put up with this behavior. Immediately I jumped off the ( so called ) stage and ran like flash to where she was, ready to crush kill and destroy anyone giving her a hard time or back talk. By the time I threw my guitar on the ground ( it's ok to throw,.... it's a strat ) and ran to where she was, SHE had broken it up. Expecting the worst ( at first ) upon arriving at the pile, she turned to me and said "get your butt back up there and play, I didn't drive all this way to break up fights". wow.... Everyone really seemed to act right after that. In her 70's and every bit of 110 lbs. By the end of our set, she had made around 10 new 200 lb. friends that happened to be soldiers. Mothers have a way of making you feel safe. hehe.
