I have a job to clean restrooms and showers at a new YMCA. They are tile and the dirt is mostly just rugular building dust and plaster compound. There may be some grout that needs cleaned off of the floors. Can anyone tell me what to use? Is Sre Kleen safe on tile? We will be doing this job this week. Thanks for any advice on this job.

Hello, I'm Lenny Schrecengost of Lenny's Power Washing in VA. I am new to this board. I know alot of you from other boards. I'm one of those that tend to read post and not post to much. I have been in business for 6+ years and we are doing great. We are expand into other area such as grout cleaning and sealing. After looking this fourm over I see I have alot to learn. We purchased a dry vapor steam cleaner to use to remove gum, to sanitize (indoors) and hopefuly clean grout. Has anyone ever tried the dry vapor steam. It runs upto 300 degree and runs about 4 hours on a gallon of water so there is no recovery to worry about. I hope to do a small entrance this week for local resturant for free to see how good it will do. As far as pricing, I see it can run 25 cents to $1 per square foot. Is this just cleaning or doea this include sealing for $1? I am looking forward to seeing more about Anti Growth ( for sealing grout) at the round table in NC next month. A very large outlet mall here in Williamsburg used that on there entir center after painting it the last time..

Why not get the rotten wood out, put in foam some backer rod then put in self leveling concrete repair caulking? I have used the caulking to repair cracks. -

Anyone used deckstar sprayer from sunbrite?
Lenny Schrec replied to sflasealcoatinginc's question in Residential Pressure Washing
We use the deckster from sunbrite. It works great. Well worth the price. We have had it for a few years and sprayed oxcylec acid to stain to concrete sealer and all work good. We have had to rebuild the pump once or twice because it did not get cleaned out after using it and they are easy to rebuild -
Sealing composite deck
Lenny Schrec replied to James's question in Wood Cleaning & Restoration - Decks, Fences, etc.
There is a product that Trex recomends for their decks. It is Anti Growth or Protex made by Anti-Growth. We have used it and it works good. We did a deck and the guys missed a small area and we went back a cople of months later to clean this small area, it had mildew and mold spots on it already -
moldy basement
Lenny Schrec replied to JBenson's topic in Mold Remediation, Radon Testing & Home Inspection
There is alot of good info at moldadvisormain. They say bleach will not kill mold in a place like this. You might need something else they have. -

I have a source to get the 275 gal totes, one about every 2 weeks. I will be seling them as I get them. My only problem is where to get the conector for the outlet. It is 2 1/4 inch there thread or a snap on. Where can I get them? -
Does anyone have a stripper for sikens. I applyed sikens to a deck a few years ago. It now shows its wear. The customer is selling the house and wants to redo the deck but not with sikens. If we cannot remove it we will cover it with solid stain. Any tips.

I have used H&C before on garage floors and had to etched so it is alittle rough like sand paper. Most driveways are rough enough.

Whats the best?
Lenny Schrec replied to Phillips's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Brandon, Welcom to the board. We use a deckster for semi-transparent and depending on the deck we either use an airless sprayer or by brush and roller. A sprayer is the fastest but you need to take in the cleanup time if it is a small deck or only the floor. -
Painted Deck Help
Lenny Schrec replied to Lightning Gene's question in Wood Cleaning & Restoration - Decks, Fences, etc.
What about using a solid stain. Just clean and remove any loose paint and go over it. -
Sikens,
Lenny Schrec replied to Lenny Schrec's question in Wood Cleaning & Restoration - Decks, Fences, etc.
Well I got this deck stripped. I had some HD 80 but was afraid it would not be enough so I tried some Remove I got from Sunbright. It did the job. I mixed it twice as strong as recomended, 1 bottle to 2.5 gal. water, and had do strip 1 layer at a time. I knew it only had the base and 1 layer on top of that. I wished I tried the Remove at 1 bottle to 4 or 5 gal of water. -

Thanks for the advice, I will strip it instead of covering it. I have a bucket of HD 80. -

I just got back from vacation. I already told the customer that it would most likly not come off and we would cover it up with a solid. He was happy with that. He wants it to l;ook good to sell the house. Thank for the tip Beth -
dk, most of us use 1 gal 12.5 clorinewith 4 gal water and some soap to xjet. This will give a good cleaning

What the heck is up with 12.5% prices?!
Lenny Schrec replied to Curb Appeal's question in Residential Pressure Washing
Chris, Where do you get yours from? I pay about $2 a gal from a place in Richmond. -
I got DI tanks from The Cullagan Man. I got 2 tanks so I would have a spare but I only need to use 1 at a time. Depending on how hard the water is it should last for 500 to 1000 gal. I think it depends on who you call for a set up. I talked to US FIlters and they told me I need to spend about a grand on a setup. Cullagan cost me about $150 or less for each tank rental (Ithink ). The big window job fell through so I have had these tanks for 6 months or more and have not used them.

I hired my first employee outside of the family last week. Two of my three sons work the business with me, or I should say they do the work and I do the selling. We have been busy so I hired a young guy last week. He seems like he might work out untill today. I need someone that can drive. This morning as I was getting ready to go to bed after working my other job all night he calls me. He asked if he could come in late because he was taking his girlfriend to her mothers and he had trouble staying awake while driving. He said he was in bed last night by 10:00. If I didn't ned the help so bad I would have told him his last check was in the mail. What would you do? He only worked 2 weeks for us.

What to do with new help?
Lenny Schrec replied to Lenny Schrec's question in Residential Pressure Washing
No Beth, I do not think he does. He might still be covered under his parents, he's 18. Do you know of a good health plan? I need to get some for one if not both of my sons. One of them is covered with his wife. -
