  1. Michael, I use a surfactant called barlox, or it's equivilant. I pour one gallon into a 55 gallon drum of bleach. I have 5 drums delivered every Monday. Thus, 275 gallons of soap are mixed every Monday. That soap is then downstreamed at the ratio of 1 part soap to two parts water. I don't add any other detergents. Anything else that you would add is either powder that has to be mixed in small amounts or something that breaks down the bleach. I have 2 8 gpm machines flowing on every house, so my times are going to be faster than yours. You can speed up your process, if you choose to, by listening to others. I envy you and others. When I started up there was no one to share ideas with or give put tips and advice.

    where are you getting the barlox and what is the equivalent you are talking about? it's good stuff but expensive unless i am buying it from the wrong place. are you getting local? i i know x-terior does sell it.

  2. the reason i include gutter cleaning with my house wash is because dirty gutters can and will take away from the beauty of a freshly washed house. i do not like giving the customer the opportunity to take away from my work because he wants to save a little money. i get a lot of calls from people who say that they saw my work at mr. homeowener's house and liked what they saw. what if they saw dirty gutters? how do they know that were not included in the service agreement? as far as the roof cleaning is concerned i advertise them separate but do offer the customer a discounted price if the two are combined.

  3. sodium hydroxide can remove paint off metal surfaces so if you have not already done it then don't do it. i used a sodium hydroxide roof cleaner once and got it on the metal gutter covers. it took the paint off and i ended up sanding down the covers and repainting. don't use your customers as guinea pigs. try stuff like that on your mobile home first.

    you talk a lot about people not wanting to pay what you ask. my question to you is do you present yourself as a professional to your customers? i am thinking that maybe your customers do not see you as a professional and therefore expect to pay the hack price. why do i think that? looking at your pics on roof cleaning your company displays a shirtless individual with bleached jeans spraying a roof with an inexpensive pump up sprayer. there are no ppe's in place, especially a respirator. i have a feeling that your work is good but if you look like a hack and act like a hack then your customers are going to think that you are a hack. and guess what? hacks do not get top dollar. this is just constructive criticism so don't take it to heart. believe it or not i am actually trying to help you solve your problem.

  5. i use 12.5% but there are times when i run out and have to use household bleach. i make sure what i get is 6% and i usually buy it from big lots for 1.50 per gallon. if i have to use household bleach then i do not dilute it at all. i just add my own little goodies to it (sc, dawn, etc) and spray away. my downstreamer is basically rated at 10:1 so i am hitting the house with around .06% as far as i can estimate. this is actually a weak mix but has worked well for me when i need it.

    I clean these all the time. Pump-up with 6% for the black and rinse with the chem tip. Oxalic is fine for the rust and I would do a test with the BRIXX.

    how have you been? i pulled one of your stunts and broke an ankle last month but i'm healing well thank you. i have been wanting to try the brixx wash from northern. i have been using oxalic but wanted to know more about the brixx. what is the normal dilution rate for the brixx or is there one? i've also added the monster wash to my last wash and was impressed with the results. northern does have some good chems if you don't mind paying the price.

  7. similar thing once but it was the door locks. homeowner could not turn the key in the front and rear door on a house that i had washed earlier that day. the homeowners were a couple of nice elderly ladies so they called me that night. luckily i was close by and stopped by and gave each door a shot of wd-40. problem solved. i now tape the key holes with blue painter's tape.
