Two bowling teams, one of all Blondes and one of all Brunettes, charter a double-decker bus for a weekend bowling tournament. The Brunette team rode on the bottom of the bus, and the Blonde team rode on the top level. The Brunette team down below really whooped it up, having a great time, when one of them realized she hadn't heard anything from the Blondes upstairs. She decided to go up and investigate. When the Brunette reached the top, she found all the Blondes frozen in fear, staring straight-ahead at the road, clutching the seats in front of them with white knuckles. The brunette asked, "What the heck's going on up here? We're having a great time downstairs!" One of the Blondes looked up at her, swallowed hard and whispered....... "YEAH, BUT YOU'VE GOT A DRIVER!!"

They stay bent. I have used mine with 3000 psi and it stays right where I left it. I prefer to use it with lower pressure though. -

No "part time" is not a bad thing and does not mean that someone would not do quality work. I feel the word part timer is used the same as low baller, as a way to degrade someone. Both are used out of context quite often. I have a full time day job, which involves lots of washing and I wash for my business in the afternoon, evening, midnight and weekends. Aside from my time washing, I also have equipment maintenance, paperwork, sales and so on. Hour wise, I far surpass the "part time" image imposed by many.

Yes it is made by Toro for sprinkler installers. It does psi and gpm.

Yes What type of pump does the cheaper machine have? I say not only does it have a smaller gpm pump but one that will not hold up very long with constant use.

What kind of work do you do? If your work is vertical you may not notice much, but for flatwork it will speed things up.

So far I have done most of my own repairs. My dealer is about 30 minutes out if I need to go there. Since they carry many of my washers in stock, I can call and have them pull the parts for me and if it is timed right the owner will deliver them on his way home. How's that for service! I also have a local hydraulic shop that i get my hoses repaired at. They carry a handful of suttner parts, so I can get things at the last moment of needed. -
I will stick with my rusty friend, as he will never melt.

Aren't Titans the reel that have a plastic core. How well would that hold up to HOT water?

I use 5 gpm for my commercial work. I have a 4 gpm machine and could not imagine using it to do these same jobs. The gpm will play more in rinsing and moving debris than in the cleaning itself. Hot water for commercial work is a must if you want to be competitive and get gum. Where is the machine in relation to the tank? If they stay close and you have a decent supply line then you would be okay. If you use the machine seperate from the tank at a distance then you will have to do some extra planning. Advise on how you plan to operate.

Gee thanks, I think. How else may I have handled this and not done a good job? I want my money as it goes into several grand at the moment, just for services, let alone any fees that may arise down the road. So let's get this straight Ron. The tenents are on triple net and pay the owner for CAM. The owner finds a company that does the work for less than he is collecting. What happens to the remainder of the money, legally? Does he put it in a seperate fund, does he get to pocket the rest, or should he only be charging exactly what the services cost him? -
On the hand crank side and the core. The brass swivels also started leaking fairly early as well At the time they started rusting, about 3 months. I have now had them about 3 years. They are very durable reels and I like them very much, but the paint issue soured me. Maybe its just me, but I felt that since they were designed as hose reels and are subject to being around water, that the paint would hold up better.

All good info here. A few problems that arise for me is that I do not have a signed voucher when the work was completed as it is done in the middle of the night when nobody is there to sign. There is no property management company as it is run by the owner so he is the one to pay me. There is a manger onsite that is a tenant but he is only there to be a liason. He does nto handle money or anything else. He is just a middle man for the owner who gets a break on his rent. The tenants are on triple net and they pay the owner directly. I have a signed contract but it does not state what the punishment is for late payment as I never had a problem prior to this. It does say "This invoice is now due and payable" I will call them on Monday and inquire to where the money is and see what they have to say. I will also inform them that if not paid by the end of the month that they will no longer recoeve service. That will be followed up my certified mail. Lets see how it goes. -

It is the owner of a commercial center. If they would pay, then I want to keep them, but working for free in good faith has gotten very old. -
That is a Flak Jacket not a bomb vest. Going by the way that uniform fits so loose, it may be a civillian who is dressed up for the moment, or a reporter. A Soldier can wear "soft shoes" if they have a foot problem that is diagnosed from a military doctor.

As I visit the P.O Box that was asked about in another thread, I buy a roll of stamps from the vending machine as needed. I deliver my quotes in person and a few of my customers get the bill emailed to them.
