Questions about deposits on surfaces

Question

Need to wash a beach house. Overhang and all trim is painted dark brown. There is a white film/deposit on the surfaces- rafters, shutters, etc. I believe it is salt deposits. Not sure. I've noticed many house with the same film. Am I right about what this film is, and what can be used to remove it? Also, many of the house on the beach with white painted surfaces have a slight tan/yellowish tint. Is this caused by salt, sand, or what? This stuff does not come off with normal chlrine, soap solution.
