Pricing Deck Sealing

How do you seperate the pricing for washing and sealing a deck? I have customers who just want a wash and some that want both.

I usually have a set price for whenever I'm doing an entire wash and stain job. I've seen some contractors charge per square foot for washing. if they only want a wash I would simply charge by square foot. If they want a complete wash and stain job I would charge a set amount.

I will not do just a cleaning without staining unless it is for a home going on the market or property mgt.

For example for clean & stain - my prices work out to be about be about 50% cleaning/restoring and 50% for staining.

For Strip and stain - I add 50% to the clean & stain price.

On my estimate sheets I have a description block. That way I can list things seperatly with prices for each service.

ie... Deck cleaning $$$$

Stain/Seal $$$$

Total $$$$

Somthing like that.

Tony, why would you leave money on the table? I love when a homeowner states that they only want it clean because they're going to do it themselves. It almost always gets me a full restoration 2-3 years later. Besides, cleaning the deck is EZ money, not to mention that you only need to be at the location once.

Honestly, with painting I just don't have that much time do do as many as I want to or to sell decks exclesively. I enjoy doing the wood so maybe sometime in the future . I enjoy craftsmanship and restoring a deck completely so when I get somebody who only wants something half way I figure they would probably be better off with someone else.
