Help! Relief valve leak

I have a relief valve that is letting quite a bit of water out. I've attached pics. I did mess around with the Unloader valve last fall and have had this problem ever since. I do know now that it is not advisable to mess with the unloader valve. Anyway, any ideas if this is a faulty unloader valve or if this is a bad relief valve? Pics attached. Thanks, Mike

Either it has some debris stuck in it or it is just needing replacement.
