Sanding?

We use the sander that have sawdust catchers, but you still get some sawdust. We use a leaf blower to blow the deck off prior to sealing it up. Beth & Rod -

You need a percarbonate to wash with..... try the <cringe> Wolman deck and fence brightener if you have that in a store near you... It's more expensive, and in our opinion not as effective, but it may get you out of the bind you are in. -

If it was done 6 years ago, chances are that it's not being protected except maybe on the verticals. If you don't plan to seal it, use EFC-38 and citralic. But warn her that once it's clean she may see it needs to be stripped and sealed. Better to go with HD80 and citralic and seal it, then go through it twice. Always use cold water on wood. Never use hot. Use low pressure, and stay back from the wood. The pressure isn't the tool. The chems are. Beth -

Rob, EFC-38 will work on all of that but the rust stains. You might have luck with the Citralic on the rust, but go full strenght. If that doesn't work you will need Oxylic. You shouldn't have streaks. Hot water is best on concrete. After you clean with EFC, locally apply the acid to the rust spots left by the patio furniture. Adjust the dwell time according to the amount of stain present. A nylon bristled brush may help to agitate the surface. Wash 700-1200 PSI, and rinse the same. Depending on the PSI of the machine, you can use a 15 degree tip and adjust the distance to keep it localized accordning to the stain present. For the main areas use a 25 or 40, when ever works best with your machine. Also suggest cleaning the whole patio first then go back and hit the stains for a better result. Hope this helps. Beth & Rod

Rob, What's on the concrete? If it's grease or oil, HD-80 is the way to go. For General cleaning you can use the EFC-38. Brighten with oxylic or citralic afterwards. Keep the dwell time short on both. Mix at 4-6 oz. per gallon...let dwell for about 5 minutes. The acid can etch so be careful. Better to use the citralic than pure oxylic on the concrete to help avoid it. Rinse thoroughly. Beth :)

Howard, dependingon the color, the match can be easy. Head to Home Depot or Lowes, and to to the area with spray paints...check the Rustoleum line. They have glossy, flat, etc... we have matched a couple things that way. HD-80 will do this (remove paint) also, so be careful. Aluminum siding or windows, the paint is too easy to remove. Beth p.s. are you sick of this rain yet??? :( If we had known it wasn't going to rain after all yesterday, we could have SEALED!!! ARG!!! :(

We've got a container of it here Chris gave us last Fall at PWNA. That's good to know. Rod just went down and read the label and it's a butyl based cleaner so yes, it would remove paint. With enough cleanings it will strip the gutters. If you see white runoff or get white on the rag, you're there.... Beth;)

The Standard Bid rates for post construction cleaning

Derek, Commercial rates are not quite double of the residential new home cleaning rates, but that depends on the square footage, just like it does for residential. Best advice I can give you is make the contractor happy, and be frank with them up front that your rates are normally higher. We have had a few factor what we need into their costs when responding to proposals to ensure we get the rates we need. Hope this helps. Beth -

We have not tried the Walking Stick, but I believe it is for closer proximity between you and the surface you're cleaning, and I also think it's better when the surface is beneath you, but I'm not certain on that second point. Extension poles vary. Extend-A-Wand is a wonderful product by a Canadian company. We sell them here. The company is at www.extendawand.com and they should have product specs there. They are light weight, and are not twist lock, or fiberglass. They are aluminum, and have a really nice pin locking system. The bend on the end of the wand makes them easy to work with, since you don't have to wressle the wand. It help to keep it upright. You can use a 2.5 GPM machine with their wand. Hope this helps. Killian Russell, Here's your review: 1. you need either a helper, or a ladder, to get the attachement up on the roof (pitch witch). 2. Rod says that he feels you need 3gpm or better, due to the fact that you're using an attachment with 4 nozzles. 3. The Pitch Witch is inexpensive enough, but can you justify the wands price, given the amount of this type of work in your area? That's the big question. We've heard both good and bad about the wands, but have not used them so we don't have an opinion on them. Rod feels you could put a wand together for less. It's too bad Extend A Wand doesn't make one that long. If they did, we would suggest that one in a heart beat. Unfortunately they only go up to 24' in length. Hope this helps. Beth & Rod p.s. Rod doesn't care to go up onto roofs. Lots of pressure washers don't. Working with wands fromt he rooftop can be dangerous, and if you do, please make sure to tie yourself to something.
