Seth, wont happen with this deal. the membership will grow. not huge but it will continue to grow. Ev and John T will work hard to keep it alive. Doc's a good guy and will do his part. Doc's been a great president, however the pres can't do it all. I respect these three guys and Beth. Beth Busted her Buns. they found out that quick, but they slowly will get there feet under them and it will all come to life. Jon, I'm not telling you. ask Barry, I'm sure he knows. Seth, the numbers will go up at least a third over the next year,.

I bet the membership go's up.. anyone want to bet? They didnt tell you that they have struck some deals with others in the industry that will increase the membership. So they will get these increases in the coming months and then say we told you. closing the bbs was better. when infact the deals are done and may have come from the BBS. ( i dont believe they did) but? Memberships going up and they don't have to do anything. BETH Absolutely, the asssociate members now have been hurt. they will argue this to the bone. Maybe members should call the associates today and complain. isnt that what you do when your not happy with a product. you complain. Complain professionally of course, no mud slinging, just state your opinion and facts. Maybe members should have chat one night and talk about it. members do have a say, they can voice there opionions to the admin. Thanks Ron

Beth, In someways associate members lost more than anyone. They no longer have a pressence to Non-members which makes up all the PW. You being the Smart person you are now have and advantage over those other associate members. Way to go Beth.

Howard, if i told you that ihad not ever thought about it i would be a liar. I dont see that happening. Even as poorly as its been run we still keep it alive. we have some new folks coming to the controls soon and maybe some new things on the horizon. Its really a shame that a few people caused a bad thing to happen. *** & TGS i'm sure will be around awhile. Thanks

Jon, Ok they have 400 plus members now, they have made some outside deals with a few large companys that might bring them another 200 to 400 more. so if next year they have more than 800 they made the right move. before the BBS the membership was about 250 to 300. 80,000 last year in membership and maybe another 10,000 in donations and certification dollars. I have no idea what the mang company makes? they also claim to mke a few dollars at convention. what if they made 400,000 with 2000 members. could they handle it? Jon, I don't even believe they want this org to get any larger. So get rid of your best marketing tool since the inception. By the way they have had chapters before. its didnt work.. I was not the first to have round tables, it was done before i started them back in 99. Round tables were all shut down back then too. other members re=call and I have done my research.

*** is not my site, it was started for contractors to have a place to post and share info freely. Some choose not to use it because they want to be told how to think. I truly wish the members that have worked hard for the org alot of luck. They are and will always be welcome to post elsewhere. I promote all forums and i always have and always will. Beth has done alot for the org and i know it must hurt her to see the steps backwards. I dont think the BBS closier will last, I'm not holding my breath.

I'm not sure I would have helped if I had known that one day it would come to closing down the doors on the rest of the cleaners.

Alan, The owner does not keep monies paid thru cam, the money is not his. it can only be used for cam. his part of triple net is rent and revenues above certain limits. he is allowed to charge a mang fee. a landlord will only win a dispute agaist you by saying the service was poor. he cannot come with other excuses. if the monies not in cam he is responsible. period. call me Alan its easier to explain details of how this works, when you fully understand it will help you collect with alittle more easy. Scotty's We live in arizona,(i dont have rust on anything) I think cox make and ok reel. I like hannay personally. Cox is a lite weight reel and will rust and go away easier. I have never seen the stainless reels cox makes. I looked at the site they look good. I do not like steel eagles stainless, i will never by them again. they do not hold up in heat.

Now you have a better case, He is bound by even stricter laws. Most landlords want a third person doing this because now they may have a conflict.The cam monies are not theres. it he tenents money. the tenant is in what some might call and association. if the landlord be the owner or mang. is mishandling funds its a crime. the cam charges do not belong to him. I realize some of you don't understand this and think i'm crazy because your saying to yourself this guy owns the building. he has a tenant agreement to colloect the cam and pay the vendors acordingly. You have him Alan, get him to admit any excuse other than you did a poor job. No charge will except any other excuse except to award you your money. Its that simple Henry B. You need to address the person by full name and establish a date of the conversations prior to talking to the person. If this is not done the defense will have it thrown out because you cannot establish time or identity. You are correct is some states it is very wrong to record a conversation and you could expect jail time. Also you can still be taken to civil court and loose. I would not allow others to listen to your converations. if you use the conversations to harm the person in anway you could loose a civil judgement and pay. this also means you never provide the other party with your evidence or anyone else. you allow the court to distribute the recording with a gag order. so dont play the recording to them at anytime. interesting how Mr. Alan may have this handled. Now we are getting somewhere, retail center,industrial, whatever. The tenents are on triple net. this means that they are the ones paying you. Not management or owner of the center unless the center is vacant. I will assume its not. The management company has a license to collect rent and cam charges. they must distribute the monies collected. asked the tenents if they have assesed for your cleaning service. I'll bet they have because its in there annual budget. if and when you go to court you had better have the original contract and a sign off everytime you serviced the location. Keep in mind that you can take anyone to small claims. winning a service is very difficult. Keep in mind if you dont win you could pay there attourney fees. That could be a grand. Yes i lost once, thats why i was telling you to call me so i could explain some thiings i have learn and i now know as amo for people that try to cheat you just based on that they know they can. its not uncommon for people to go thru one contractor right to another. I have a storie about taking one guy to court with five other contractors. he was not paying any of us. we won that one. 28,000 Bottom line is they are licensed thru the california board of realtors. they have laws to follow. they hate if you talk with tenents. there are many others. to many to follow up and i still would need more info from you to apply all i have learn in your specific matter.

Alan, I'm not asking the name of the customer just the type. Is the customer a 500 company or a small mom and pop. is it res or commercial. I can help if i knew the details. I can offer some advice. are you planning keeping the customer? do you just want the money? call me if you want to discuss.
