    Well, if you done that before? You should know the response you could get. I shouldn’t need to explain. All that have done multiply visits without and appointment know.

    I do it but I would give advice how to handle this. It could be like sending someone in a lions den.

    Maybe your misunderstanding we are talking about professional people, not GM’s of particular locations. We are talking about PM’s.

    I highly suggest cold calling a restaurant or grocery store. This property management is a completely different animal. I call on them when I can. If you have cold called PM’s you will know that 99% of the offices have no soliciting signs on the doors.

    Knowing this we still often go anyway, but I take gifts if I’m going and leave them. We hope this gets them to either call me or take my call. My selection on predetermining I’m going to cold call would depend on some variables. (portfolio) the main one.

    If this is and enclosed parking garages you violating laws. Your using gasoline powered equipment.

    No talking about parking structures, eviromentally controlled enclosed parking garages. We can eat lunch on monday at one I'm finishing up on highland & camelback.

    all of the garages that I do do not have exhaust fans. They are open on the side, however. Besides, if you are not allowed to take gas in there, how do your trucks get in???

    All of the underground ones i do have fans. if they didnt you would not like it.

    You didnt read.I said nothing about cars, did i miss something? OSHA says nothing about gasoline vehicles, just powered equipment.

    I hope they don’t back charge you, but I have had customers in the past tell me it’s not my fault and then change there mind on completion.

    The fire alarm, I can think of many reasons why they will blame you. The flow devices are monitored by the alarm company. When washing Hi rise buildings I always call the monitoring company. Many times they hook hose bib connections to risers.

    I hate to be so negative, if you had asked I would have informed you.

    If this is and enclosed parking garages you violating laws. Your using gasoline powered equipment. The gas equipment can be used only under one condition. You may use propane powered indoors and not have problems.

    Even in open parking they have ventilation units, based on use these unit exchange the air so that the air quality is not bad based on usage. Second reason the fire alarms sound. Carbon monoxide detected by air quality sensors.

    If you’re inside I’m very surprised security on the building allowed you in. My trucks are inspected going into high rises and not allowed to carry any gas or flammable materials.

    I assume you’re inside parking area, if not disregard all said.

    That link has a couple used pieces of equipment for sale.

    I personally think depending on what your washing more gallons will make the job faster. If doing Decks i really think your going to be ok getting started if your plans is to tackle house washing primarily i would get a larger GPM.

    If you have 10 to 15 G's to spend set your self up correct. If your going to wash homes and be seasonal i would not spend the money on a brand new hot water set up.

    I have watched many like yourself get into this business, its not easy. its hard work everyday and marketing will make you successful. Good work and final product will keep you in business.

    Dont get me wrong i love it, but I have seen alot of folks hate it. If you where trying to tackle commercial work i would never recomend this route. you would need to go all out to compete in a fierce market. Moneys great in commercial but the expense and all year round costs are for real.

    Even if you decide the seasonal thing, run it professionally and treat it like a business.

    You will do great sound like your motivated and researching so you make fewer mistakes along the way.

    If a customer only wants to drive a Yugo then that is their choice.

    I read your post and don’t think you’re a low baler, however if your taking the stand someone has the choice to buy a yugo and that’s there decision that fine. How ever most of these low ballers yugos don’t have breaks or seat belts.

    My point is that I agree with you if the customer knows they are buying a car without the safety equipment.

    Your post made some good points but I remain that it’s all about the education of the customer. I won’t accept contractors that sell the customers sort on service without telling them. They never do, and that up to us to prove that they will not get what they are paying for.

    I don’t really care about low baler from the stand that they cannot affect me because my sales people are trained and we have a cost analysis for the customer showing them what we do and what’s required and standard in our service. The scope of work is clear when we are done talking to our future customer and everyone knows what questions to ask the next contractor. We provide a questions to our customer as to what should be standard and if it’s not how much is it going to cost extra.

    Just and example that happened to a 15 year old customer. Acme pW gave them a price half what we were charging. The 15 year old customer was furious; he claimed we had been robbing him for 15 years. We had not developed this program to handle these 15 years back. We went out re-explained what we provided gave him the questions to ask Acme. After acme found out what our customer expected his price was double.

    Customers just think we are all the same, that we are all uniformed and service standard are going to be the same. Once they ask simple questions like how much time are you going to take? This is one of the simplest things you can do to check the service person.

    All new companies have cameras; we are one camera most of the night. The customer can compare the time we spend over the other contractor. I realize that some will claim they are more efficient and have better equipment. We prepare them for that also. If we spend 3 hours and they spend 30 minutes. (Slam dunk) WHO’s robbing WHO?

    If you seal the flatwork you can save both time and chemicals on the subsequent cleaning. If you can demonstrate a long term savings to the management company, that could be a nice upsell. It sounds like you are in a position of trust with them. If you haven't already, it wouldn't hurt to write them a proposal.

    This statement is true, but only the high traffic areas. DO NOT ATTEMPT this on the whole project.

    Not much, I purchase this equipment early on. If i had stayed doing industrial and heavy equipment i would have use for this.

    I have use them for strutures, not at 8000psi.

    We increased the water volume and lowed the PSI and shot water about four stories once do a hotel.

    Didnt reallt work well.

    WHat do want to know? regualtions? osha? where to purchase?

    I have worked up to 50,oooPSI in mexico once. I have used 20,000psi jetters. On eviro crues and on drains.

    I have 8000psi machines I own and never use.

    I can tell you that the water is hot and needs no burner. I once use a 10000psi landa deisel and burned myself. it was a cold unit. I'm here to tell you that you dont need a burner. the water from friction and pump heat gets hot.

    You will not have any cleaning use in public or commercial situations. I have use ultra in steel mills. When i fleet washed we cleaned some crains at inlandsteel in gary IN. I got two flat tires thinking i would rinse the truck off. LOL
