How to get more work

I've been banging my head trying to figure how to get more condo complex work. I probably have less than 1% of the condo complexes in this area. Now I do tons of buildings and am pretty happy with the fact of being IN with several property management companies, but theres TONS of complexes out there and I WANT MORE of them and I just can't figure how to get them.

Any ideas how to find out who runs these complexes, I've looked up on the net, the phone book etc etc. There has to be or should be a list of who manages these properties how do I find it is the questions

I hate to see my competition out there working on big complexes and I didn't even have a chance to bid on them. I just saw a complex being done a real large one and I've never known who runs it. I don't have the time to ask at every complex around so a list or something I can look up would help. I always say call, write, fax, but i cant if I have no idea who's running these places

I've grown pretty well in the past few years but I want more , I keep 3 guys busy all the time on mainly condos, but sometimes I'm only booked a couple weeks out. Now there is probably thousands of condo properties within 40 miles of me and if i could have a list it would make it easier for me to go after more of them. I know I can't get all the work, but like I said I wasnt more.

I want to be the condo cleaning KINGGGGGGG lol. Any ideas where to look?

Don't know if this helps or not...here goes....if there are homes surrounding a complex you want, focus on those homes so you have a presence. Get the attention of the neighborhood. Then get to the HOA meeting, talk to the BOD of the HOA and talk about your services. Ask to be considered as a vendor. In many cases ( at least here) the homes surrounding a complex are in the same HOA as the condos themselves.

Jeff, I can't help much but I'm with you. I just did my first complex a few weeks ago, 4 two story buildings, 4 units each, small compared to what you do, but a nice job for me. Anyway I would of never reached the right people on this one with my letters to PM's or faxes or anything like that. It was the treasurer of the co-owners association or HOA that found me in the yellow pages, he is who I did the property evaluation for and had a meeting with. He liked what he saw and ran it by the president of the association and then called me back and said it was a done deal. There was no PM involved at all. Once I did the job and had the check in hand which had the official name on it of the association, I wanted to see if I could find them online or in the yellow pages or something so it would lead me to more HOA's. I searched and searched and couldn't find anything. It's like they don't exist other than the fact they called me. The only way I could of gotten a hold of them, would of been to ask someone living there if there was a HOA and ask for the presidents or treasurers name. Maybe this is what is happening in your area, maybe there is no PM involved only an association.

P.S. The nice thing was, they cut me a check upon completion.

If They Are Leased Go In Talk To The Leasing Agent...if They Are Owned Find The Onsite Property Management Co,or By Talking With The Owners Of The Lawn Cutting Co. The Big Lawn Companies Are Your Second Best Friend..if They Dont Do Pwing Talk To The Owner In Person So He Knows You Dont Landscape Or Mow The Lawns..ask For Some Contact Info..in Exchane A Connection On Your End Or Percentage Of The Bill...you Get The Idea

alot of larger firms don't employ the phone book or news listings.

With alot of large property corporations, they will use what is called a "Preferred Venders" list or directory.It stays in house at corp. That's how the larger corps. keep more in their budget by using 1 particular vender that blankets all services for a set or lower rate for regular maintainance. The good thing is that these larger corps don't know that these vendors sometimes are caught with their britches down when they find themselves unable to perform a certain service due to a lack of a contractor.

It is very hard to get "Hooked up" with the "direct to contractor" approach, not impossible, but hard. Therefore...

Subbing through other vendors usually yeilds good profits to you and you don't have to hassle with the corp since the vendor is the main mouthpiece to the corp. I have done ok with a couple of contractors for strip malls and apt. complexes. They have the responsability to notify all the tenants..... not me...they have to co-ordinate with corps. They pay up front cost' in most cases.

But then again you have a pretty big operation and that carries clout to the corps.

I am not to the point where I can make all day sales calls to corps. and keep up with the work as well...... It's the middle of the season right now and time is everything. Subbing through the vendors has helped me alot.

Try to see if you can get on the PVL at a corp and you will probably get calls as soon as a few months down the road.

I don't know how it works in SC, but here in FL, it isn't uncommon for the management company to list itself as the registered agent on the State Corporation annual report forms. In FL, that's easy to look up. For any condo or HOA, I can pretty much find out who the managment company is in a matter of minutes.

Here's a sample of one condo complex here in Gainesville...

I think Mike is onto something here. I went to my states website and then to the secratary of state link. Went to corrporations and did a search for some properties I am interestin in seeking. They list the top executive and management. This could a hot little secret.

Amazing what you can find online with a little research! Imagine what guys went through 20 years ago for their marketing. No wonder some veterans are secretive about their methods and information...they worked a lot harder for it than most of us!!

Yes, you have to search for each development individually.

Once you get a registered agent's name, you can do a search for other properties they're listed for

In my county, they have a listing sheet for apartments, subdivisions, condos, and shopping centers. The apartments listing gives the name, address, number of units, and parcel numbers. For the rest, it gives name and parcel numbers, and other information. I can also search by parcel range, subdivision name, etc, and pull a full downloadable listing of parcel information. Very nice!
