  1. It occurs to me that it has been a while since I climbed onto my proverbial soap box to share my thoughts on a topic. Well' date=' spring is just about here, or at least it feels like it in many regions. This is the time of year when we begin to plan, and it is the time of year when many companies pick up a wand for the first time. For any business owner, new or seasoned, selecting your professional education should be something that is budgeted for both in terms of time and money.

    There are many opinions out there as to what kind of education is best, and from what source. There are pro-association or pro-organization folks, and also those who find that for their own use, it is not a good investment. There are many manufacturer courses, to show you how to successfully use a product. The goal is simple, they sell product, you sell jobs. It's a win win. There are distributors who hold wonderful annual events in different parts of the country, and there are contractors who do the same thing. And of course there are companies who bundle together classes teaching certain topics who are perhaps affiliated with one or more of the above but who are focused on selling course work. Let me be clear; ALL EDUCATION IS GOOD. All of it has value. One company's choice and opinion as to what will work for them is based upon that company's needs and objectives. As business owners, each of us must evaluate the services we plan to offer, and the needs of our business. We must decide for ourselves what to spend our budget on. Compare before you spend. Some of the courses out there are similar in design and content. Before you spend your hard earned education budget on class, consider the content. Look at the competing education at products. are some closer to home? Are some part of an organization? Would the credentials of an association membership give you a competitive market advantage? Should you get the training at a round table, at a convention or simply in a class offered by an education company?

    Once upon a time, our business was new. At that time, we did not have what seems like dozens of forums with lots of data just waiting to be searched by a user and browsed as time permits. And back in that day, we chose to go to a PWNA convention. There was no other org, and the classes were offered that we had a personal interest in. So we went. We learned and we networked and we made decisions that moved us forward. It worked for us, because we aligned our goals and needs with what was offered to us.

    Are the classes enough? Ummmm....hell no. You will not ever get everything out of any of these classes. I do not care who the instructor is, or how many years they have been at it. You cannot impart in just a few short hours or days, enough knowledge to fill your head with all you need, and it is not matched with what you gain over time as you learn and grow. You will read magazines, you will find articles, you will search the forums. As you do these things you will discover your likes and dislikes, and you will tailor your business around your own points of interest and strength, or at least, that is my advice to you.

    Never, ever stop learning.

    SHINGLED ROOFING:

    I have cleaned roofs in Charlotte County Florida since 1989. I started out pressure washing them, but I could see, with shingled roofs, severe granule loss taking place on the shingles and turning the pressure down didn’t solve the problem. Why? First off, it takes a certain amount of pressure to remove the black algae – period!

    So, if it requires say 1000 psi of pressure, which will work to blast the black coloration from shingles, then it’s just semantics.

    If at 1000 psi I can clean a roof holding my gun tip say 1 foot away, then, if I turn the pressure down to 1/2 that, I have to move in to 6″ away, bringing the pressure right back to 1000 psi. Another words nothing is accomplished!

    TILE ROOFING:

    With tile, most are manufactured with at least a light glazing on top of a slurry coating {paint}

    Pressure washing tile, requires a higher blasting pressure, starting at 1500psi up to 3000psi.

    This can remove or dull that glazing. If the roof has been pressure cleaned in the past and that glazing is mostly gone already, then the slurry coating, creating your roofs coloring begins to be removed. This will turn a red tile roof into a pinkish roof. It will turn other colors pale as well. Eventually, it will reach the plain cement the tile is made of, showing bare cement areas.

    Some companies have found an easier pressure cleaning tool, called a “Surface Cleaning Machine” and to cover the fact that these machines use pressure to the extreme, they give their cleaning method nice names like shampooing your roof. These machines were originally designed to clean flat surfaces { I own 2 } and are great on driveways, sidewalks and cement parking lots, where almost no damage can occur. They are the worst thing you can do to a tile roof though. The powerful jets are angled to cut sideways, also, they are set at an exact amount of inches above whatever surface they are set on. With flat cement that perfect! Tile is not a flat surface, so the high parts get blasted badly, while the lower portions of the tile, barely come clean-if at all. If you went up and inspected such a cleaning job, you would find many small black lines of leftover algae. If any algae is left, it will continue growing and return with a vengeance within 1-2 years! A chemically cleaned, soft-washed tile roof is easily evenly coated and all algae is killed and disintegrated. That’s why a Non-Pressure Roof cleaning, as explained below, lasts just about twice as long as any type of pressure washing / shampoo style cleaning will.

    Fortunately, you are not stuck, having to accept roof damage in order to have a nice, clean, healthy roof!

    Many years ago, some of the roofing manufacturers, came up with a formula to “chemically clean” roofs, using no pressure at all. It’s called by a few names “Non-Pressure” “No-Pressure” Soft-Washing” and “Chemical Cleaning”

    I started using this method and chemicals specified by the roofing manufacturers and their Manufacturers Association {ARMA} back in the 1990′s and found that it cleaned tile just as well as it cleaned shingles!

    It calls for a mixture of about a 3-5% total solution of Chlorine Bleach and a little TSP {Tri Sodium Phosphate}

    I then add a commercial soap / surfactant to that mix, to thicken the mixture, so it won't run off the roof.

    Nowadays, there’s always someone trying to sell you something. Non Bleach alternative chemicals are on the market and I try them as they come out. They all use the “Eco-Friendly” “Green” approach, to sell their chemicals with. The products I have tried do not tell you what chemicals are in the product. So, are they safe and eco-friendly? Who knows? We do know bleach though! We wash our clothes in it, disinfect our kitchen food preparation areas with it, swim in it in our pools and drink it in our city water! When it dries, it turns back into salt, which is what it is made from.

    Incidentally, the ARMA also says not to allow anyone to spray on ANY after coating “Field Coating” on your roof.

    It says that those coatings can cause damage and at the very least, none have proven to accomplish anything.

    They are sold as a supposed way to not have to ever clean your roof again. They only claim that the products will keep your roof clean for 2 years. 99% of all roofs cleaned properly, will stay clean longer than that, without buying into their programs. Read the ARMA statements here:

  10. I just posted my first video on youtube.

    It was some badly stained aluminum wheels, not the regular road grime and axle grease and had to 2-step the wheels many times to get them clean.

    I did not put music on the video and typed a lot for the description but felt it would help explain the process and the situation.

    The aluminum wheels cleaned up nice on these trucks I washed here in Texas, it is a great fleet that is washed every 2 weeks and they get dirty fast on these South Texas Roads. Fleet washing is needed as these trucks get dirty fast and they are giving out more fines for trucks that are dirty and have lights and license plates covered with dirt.

    Not sure how to embed the video here, would like to know but don't know how to do it. If someone can tell me how I will embed it.

    Hmm I am so old I can barely remember???????? Ahh yes it was Black Magic out of New Hampshire' date=' I think. Bob Montgomery and Chris Curtis were the men. Paid over $400.00 for 3 days of intense classroom training, or wait ....... two days of intense training in the classroom. We got to look at the hood at the hotel we were staying at. Insurance reasons kept them from letting us get involved in cleaning. The third and final day they spent trying to sell us everything under the sun. We bought a $700.00 wap turbo wet vacuum with a pump discharge and a stainless steel tank that tilted. 1988

    One more thing, I just found my certificate, which means I was certified in 1988. So for all you guys out there, certification, from some non state or non government agency means absolutely nothing, zero, nada. I have a very official certificate here proving just that.[/quote']

    Here are some pictures of the Savanna Landings Townhouse/Condominium Community my men are currently cleaning.

    Basically' date=' there are 3 types of buildings, some 4 unit, some 5 unit, and a few 6 units under each roof.

    As can be seen, some of the roofs are absolutely filthy, with an honest inch of black roof algae on them.

    There are no gutters, plants.hedges galore, and fussy, older, retired people with nothing better to do then to try and tell us what to do!

    As many of you guys know, we do not [u']usually[/u] chase commercial roof cleaning jobs, since we are such an established residential roof cleaning contractor.

    However, my Son Jamie is changing that, and somehow these big Commercial Roof Cleaning jobs sometimes just find us.

    As some of you know, I have been a Ham Radio Operator for over 25 years (My Ham Radio FCC Callsign is Ka7niq).

    The man who got us to bid this job is a fellow Ham!

    Us Hams are cheap lol, he wanted a deal, and we wanted Commercial Roof Cleaning work in Valrico FL 33594, so we both got what we wanted.

    Valrico is right next to our home town of Brandon Florida.

    Oh, BTW, there are 33 of these buildings, with an average of 4 units in each.

    So, if you take into consideration that each unit has driveways, screen rooms, windows, soffits and fascias needing cleaning, you can see my men are picking up some considerable extra money, for themselves, on this Commercial Roof Cleaning job here in Valrico, FL

    Here are the first before and after Pictures.

    Oh, forgot to add that we are using the New Amonyx LO Chlorine Stable Surfactant from Pressure Washer Products on all these roofs.

    It greatly aids cleaning and stickability on the steep roof slopes, and also makes windows a breeze to clean w/o spotting!

    The residents LOVE all the suds coming off the roofs from the Amonyx LO Surfactant after the rains, and we tell them the truth, that our roof cleaning solution "keeps on cleaning" after we are gone.

    Our guys are averaging only 2 to 3 buildings a day, going real slow because roofs are filthy, slipppery, and steep, with TONS of plants and hedges that must be protected!

    No way can we clean on some of the real windy days we have had lately(2-1 2010), so we stop cleaning the roofs, and switch to the exterior cleaning, until weather conditions are favorable for roof cleaning again.

    Since there are TONS of plants, and no gutters, with absolutely filthy, steep roofs, we MUST have warm, sunny days to maximize the cleaning effectiveness of our intentionally weak, roof cleaning chemical solution.

    We are having to hit the roofs a couple of times for complete cleaning with this weak, roof cleaning solution, enhanched by the Chlorine Stable Amonyx LO Surfactant.

    The alternative is to use a strong roof cleaning solution that cleans on the first pass, but will toast the plants!

    I bid this Commercial Roof Cleaning job cheap, to be completely honest, to KEEP my men working( we are running 2 roof cleaning trucks, again).

    As an added bonus, they decided to clean ALL the driveways, that are postage stamp size.

    I let my men make a cash deal with the residents, and keep the driveway money(after they pay me back for chemicals used).

    My guys are picking up considerable side work in there, and that is OK by me.

    I want my men happy, they have familys to feed to!
